FORUM SUMMARY: Property Situation: Citywide Details: Proposing to amend the Zoning Ordinance to provide flexibility for residential accessory building setbacks, coverages, and family/domestic employee quarters.  Allow setback reductions for accessory building setbacks in residential districts by Special Exception Use o Currently: Requires approval of a variance  Allow an accessory building forward of the principal building Special Exception Use o Currently: Requires approval of a variance or Specific Use Permit  Exempt detached garages (1,000 SF Max) and detached family/domestic employee quarters from the maximum permitted accessory structure area o Currently: Requires approval of a Special Exception Use, if over the permitted aggregate or cumulative area  Remove specific floor area maximum for family/domestic employee quarters o Currently: Maximum of 1,000 sf in SF-30 and 2,000 sf in all others permitted residential districts Presentation: Questions / Concerns: Q: How long will the process take? A: Presuming we receive a recommendation from Planning and Zoning Commission, the first reading at City Council will be January 15th and the second reading and public hearing will be February 5th. Once the ordinance is codified, individuals would be able to submit applications to the City after that time. Q: So I would need to go back to the board and ask for an SEU? (Special Exception Use) A: If approved as we are proposing it, yes that is correct. Q: SEU vs. Variance – if someone requests a variance a letter is sent to surrounding property owners, will that stay the same with a SEU? A: Yes, the notification process for both SEU provision and Variance provision are the same. It provides notification to anyone within 200 ft. of the property of the request.  City is inconsistent with granting variances SPIN Meeting Reports are general observations of SPIN Meetings by City staff and SPIN Representatives.
