FORUM SUMMARY:
Property Situation: Northwest corner of N. White Chapel Blvd. and W. SH 114
Details: Four-story, 52,000 sq. ft. general office building with a 23 space parking garage and
parking lots with general offices, no medical offices. There is driveway access off the west
bound SH114 access road and off N. White Chapel Blvd. An adjacent lot will be undeveloped as
it is owned by a separate owner and will have site access via the internal driveways. The
building will be faced with glass, stone and metal panel bands and will have outdoor balconies.
Here will be metal screens on the roof to screen the mechanical units. The building will be
owner occupied. There will be a detention area for the property and landscaping.

Questions and Concerns:
There are existing building to the west and a farm house to the north. Are the
existing buildings going to remain? The two buildings on the property and the
veterinarian to the west will remain.
What will be built on the corner of SH114 and N. White Cha pel Blvd.? The
property is owned by someone else and not part of this development. We will
provide driveway access to the adjacent property.
Is this general office only? Yes, no medical offices.
Do you know what that vacant lot will develop into? Not aware of how it will be
developed.
What is the profession of the owners? Land developers and project developers.
How much of the building will be occupied by the owner? They will occupy half of
the building.
Are the 3 floors over the parking garage offices? Yes. There are 14,000 sf on the
upper floors and 7,000 sf on the first floor.
