Item 7B Narrative and S-P-2 RegulationsQ40 CATES-CLARK September 28, 2018 Mr. Dennis Killough Deputy Director of Planning & Development Services City of Southlake 1400 Main Street Suite 310 Southlake, Texas 76092 Re: Case No. ZA18-0034 — Zoning Narrative Formal Submittal — Zoning for SP -2 Site Plan Lot 1R and 3R, Block 1— Shops of Southlake CCA Project No. 027-007B Dear Mr. Killough: On behalf of the Developer, Carroll/1709, Ltd., we have prepared the following narrative for the Zoning Request for SP -2 per the staff comments and describing the purpose of the request. The Central Market store is dedicating eight parking spaces for Curbside pickup. They will also add carports to five of the spaces adjacent to the sidewalk at the building expansion area. The purpose of these changes is to accommodate a new Curbside pickup area for the convenience of their customers who order online. The "S -P-2" regulations are hereby revised to state that "All previously approved uses and regulations in the existing "S -P-2" zoning district and all previous conditions of approval remain in effect. 2. The "S -P-2" regulations are subject to the requirements of Ordinance 480-454 allowing carports as a permitted accessory use and structure as depicted on the attached site plan and elevations. 3. The property is within the Corridor Overlay Zone. Exposed structural support columns shall be constructed of, or clad in, the same masonry material as the principal structure. The elevations included in the formal submittal show the columns meeting the ordinance requirements.
