FORUM SUMMARY:
Property Situation:
2600 block of W. Southlake Blvd.
Development Details:
Previously presented 60 lots, now proposing 59 single-family lots
Expect home prices to be between $900,000 and $2,000,000 or more
Home sizes between 3,000 and 5,500 square feet
Anticipating two types of product; Luxury patio and manor homes
Proposing a gated community in Keller ISD
Total acreage in community is around 34.7 acres; 8.7 acres of open space
About 25% of the community is open space
Open space in bottom right is a creek — will have walking trail in that area
Most of open space was designed to preserve as many trees as possible
Will have to remove some trees. Custom builder — often design homes around larger
trees to protect them
Have set gates far back from Southlake Blvd. Goal is to make community feel open so
you do not see gates from Southlake Blvd. Gates there for security purposes
Will have pedestrian gates that are open to the community at all times
Will have emergency access point into Sienna (Naples Dr.) — will not be for traffic
One way in and one way out; only accessible from eastbound side of Southlake Blvd.
Proposing an alley that will service about 14 homeowners — allows developer to change
up the street scape — some owners will have rear entry access
Custom home builder — do not have packaging
Found there is a need for empty nester housing
May not be the only builder in the community but will dictate the architectural guidelines
for the rest of the community
Will do some modern homes — feel they can be done well
All doors are custom made
Manor homes would be the larger lots — 4,500 - 6,000 square feet homes
Some houses will be "C" shaped

QUESTIONS/CONCERNS:
Lots on Brock Dr. that are part of this — what will happen to those?
o That lot will not be part of the community — will be one residential home, but not
part of the acreage of this community
Minimum lot sizes — do you know what that would be?
o Average lot size is just over 15,000 square feet; dwelling units per acre is 1.7
Low density?
o Medium density
There were two other communities that came to P&Z for the gated community that were
denied — what would make this gated community more unique than those that were
denied in 2016?
o Do not know specifically which two were denied in 2016 — followed closely the
Crescent Heights community at Shady Oaks and 1709. Requesting gated
community because HOA will mow everyone's front yard and provide security.
Lock and leave concept provides more security than is typical. This will allow
more travel.
What other builders are you looking at?
o Right now we are the only builder
$900,000 minimum?
o Don't anticipate them being any less than that
Possibility to meet with some of the neighbors — none have been approached.
o Plan to contact everybody
