Property Situation: 930 E. Highland St.
Details: The applicant is proposing 47 luxury senior cottages located on
12.77 acres near the intersection E. Highland St. and Hwy 114
adjacent to Harbor Chase Assisted Living.

Questions and Concerns:
These are 1,200 square feet?
o The final product is not designed yet but anticipated to be 1,200 – 1,600 square
feet. They will be high quality. The size we anticipate fits the right niche.
What is the price range?
o $4,000 - $5,000 per month
Will there be an HOA?
o Not really. The company owns and maintains the land. We are more like a
hospitality service.
Will these be home ownership or come with monthly fee? Are there others like this in
Southlake?
o Yes, these are by monthly fee. Flexibility is key… Watermere has some,
Harborchase right next door. This product is the missing part – a hybrid.
I live in Carillon and am generally in favor. You say these are permanently restricted to
62+; how do you guarantee this?
o We are focusing on deed restrictions through the proposed ECZ zoning. The City
Council will set specific criteria.
There will be a zoning change?
o Yes… the zoning is currently C-3 (General Commercial). Our proposal requires a
rezoning. The location is perfect for what we want to achieve in keeping with the
existing stream and trees.
