FORUM SUMMARY: Property Situation: 750 N. Carroll Avenue Details: The applicant is proposing a 5,120 square foot expansion of an existing 6,600 square foot office building to approximately 12,200 square feet on approximately 1.3 acres at 750-756 N. Carroll Ave. within SPIN Neighborhood #7. Office/medical space. Presentation:  Walkway added along Carroll and Lakewood  Adding new parking lot - Existing lot will be completely removed and resurfaced  Adding landscaping - Keeping most existing trees  Providing required screening fences on west side of the property and required landscaping buffer zones on all sides of the property  Exterior elevations to be removed and updated to conform with elevations of the expansion  Site lighting added - Designed to be contained within the site itself  Expansion being completed to accommodate additional space needs for existing tenants Questions and Concerns:  Are you proposing a new driveway? Concern regarding traffic on N. Carroll and access from Lakewood. Concern w/office traffic on Lakewood with new driveway.  Are you going to tear down the building and rebuild it? No. renovate the building with addition  Are you going to build it over 1 story? No.  Will it be a commercial facility? General office and medical.  What are the plans for the back wall? The city requires an 8’ tall board on board wood fence so no light can penetrate through.  Concern with traffic on N. Carroll- can’t make left hand turn off Lakewood.  Any variance being requested- variance to sidewalk along Carroll. 8’ walk is being changed to 5’ walk and maintaining O-1 Office zoning.  Concerns about parking and people parking on grass. Are you meeting parking requirements? Yes. Parking space is currently 36 and being updated to 61 .  Concerns about traffic on Lakewood making it difficult to get out of Lakewood.  Concerns with traffic pattern. Will there be a stop sign at the driveway to get onto Carroll? Yes, if needed.  Will the greenbelt area be smaller than it is now? Yes.  Will this come back to SPIN? No- Planning and Zoning Commission and City Council.  Concern with traffic turnarounds at residential property and additional cars turning around.  Concerns with traffic on N.
