FORUM SUMMARY: Property Situation: 1749 Highland Street Details: Applicant is proposing to develop a thirteen (13) residential lot and two (2) open space lot subdivision ("Oxford Place") on approximately 12.64 acres at 1749 E. Highland St. within SPIN Neighborhood #4. Presentation:  Combination of 1 strip of low density residential along E. Highland St. and the rest is mixed use. - Public/ Semi-public next to development is either the school or church property - Currently zoned AG- Requests change to R-PUD - Existing structures to be removed from property  Cul-de-sac street off E. Highland St. with lots on either side - 4 front lots larger to comply with low density residential land use - South lots minimum 30,00 SF  Drainage- may need detention  Keep existing trees along perimeter - Fully landscaped with street & within the lots and median  Gated entry - Double lane entry with call box - Greenbelt along E. Highland St. with masonry wall - Modern, clean look Slides: Questions and Concerns:  Concerns about zoning- wants minimum 1 acre lot. (look is 9 acre from E. Highland)  Is there an entrance on Kirkwood? No. Property is not owned to be able to put drive through.  Too much traffic on Highland- concerned about access. Comment- wanting 1 acre lots.  What is the SF and price of homes? All custom homes ranging from minimum $1.5 million – $2 million.  Are the homes going to be modern contemporary- will they look like Wimbledon and The Reserve? Homes will be a mix of things. Very nice architecture - all custom. Some may trend toward conservative, some trend toward traditional. Clean masonry wall along E. Highland St.  Concern that the development won’t fit in with the current neighborhood.  Would like to reduce number of lots to make 1 acre lots.  Concerns with fire lane- street is less than 1,000 lf and meets requirement SPIN Meeting Reports are general observations of SPIN Meetings by City staff and SPIN Representatives.
