EXECUTIVE SUMMARY
Property Situation
The property is located at 435 W. Southlake Boulevard between Shady
Oaks Drive and S. White Chapel Boulevard.
Development Details
Southlake Noble is proposing the construction of day nursery /preschool
approximately 8,068 square feet in size and a conceptual retail building
approximately 5,999 square feet in size that will be built at a later date and
will need separate approval of City Council. There will be approximately
150 children enrolled and have a maximum staff of 19 and also a school
director. The hours of operation for the facility will be from 7 AM to 6 PM
Monday thru Friday and will be closed on weekends and holidays.
QUESTIONS, DISCUSSION and CONCERNS
QUESTION: Where is the playground located on site?
RESPONSE: There will be one playground located on the south side of the building and the
second on the west side of the building.
QUESTION: Can the playgrounds be moved to the east?
RESPONSE: Due to lot restrictions and access requirements with the lots to the north and
the east it would not be possible or safe to locate the playgrounds here.
QUESTION: What is the drop -off procedure for parents?
RESPONSE: We don't see drive aisle stacking as being a problem at this facility due to its
location on site. In addition, parents are required through our company's
policies to park their vehicle and bring in their children and pick them up.
QUESTION: Will both buildings be built at the same time?
RESPONSE: No, the retail building is conceptual at this point and is labeled as maximum
size on the site plan. We don't think the building will be that large even if it
does get built and would require approval by City Council when a tenant is
found.
QUESTION: What is the maximum capacity of the school and staff?
RESPONSE: We are anticipating no more than 150 children and a staff of about 17.
QUESTION: When is the anticipated date for opening?
RESPONSE: We think with the entitlement process and construction time will bring us to
about a time around October to early November. We will be doing tours for
parents earlier to start enrollment of the children.
QUESTION: When is this project going to the Planning Zoning Commission?
RESPONSE: We will be going on January 7' next week.
QUESTION: What specifically is being requested for approval, Zoning?
RESPONSE: The Zoning is already in place and allows for this use, we are applying for
approval of this site plan.
QUESTION: How many classrooms will there be?
RESPONSE: 9 total.
