Property Situation
The property is located at 821 E. Southlake Boulevard
Development Details
The applicant is proposing to build an assisted living facility, nursing college, and
professional offices on 5.841 acres. An S -P -1 zoning was approved in February
2008. The changes currently proposed will require a new zoning change and site
plan approval. The change of use is from strictly professional office to a mix of
professional office /assisted living facility /and nursing college. There are two phases
of construction proposed. The nursing college and assisted living facility are planned
in phase one. The professional offices in phase two. Building sizes are as follows:
Assisted Living Facility max 90 beds 62,373 GSF parked at 1 space per
max bed count
Nursing College 40 students 12 classrooms 20,358 GSF parked at 1
space per classroom 1 space per 3 students
Professional Offices 3 separate buildings planned for Phase 11 40,140
GSF parked at 8 spaces per first 1,000 SF plus 1 space per 300 SF
QUESTIONS CONCERNS
What percentage of the building will be stucco?
o The buildings will be a mix of stucco, stone, and brick. 35% will be stucco.
Will UTA occupy the entire college building?
o Yes
What will be their lease period?
o 10 years
Have they signed a lease yet?
o No, they will sign when the cases complete the approval process.
Is this a new nursing program?
o No, UTA in Arlington has a nursing school. Each year they have to turn away
±100 students every year due to insufficient classroom space.
How many students are planned for this school?
o This school will be set up for 40 students 12 classrooms. Some classrooms
will be set up like virtual hospital rooms with robotic manikins for high level
training.
Hours for school?
o The school will be open from 8 a.m. to 9 p.m.
What will be included in the assisted living facility?
o Max 90 beds (could be less), kitchen, dining, laundry, gym, crafts, library,
small computer lab, administration offices, nurses station, and elevator.
Who will be the owner /operator?
o Continuum Group
What happens if it doesn't do well and goes out of business?
o We will bring in a new operator
Will the owner assume ownership after 10 years and after the bonds run out?
o Yes, the owner will own the building through the bond period as well as after
and will be paying bonds back.
Will the assisted living facility ever turn into something other than assisted living?
Like apartments?
o No... if anything happens, it will turn into office space.
Will you close the second entrance from FM 1709 once the other entrance to the
north opens?
o Yes, it will be closed immediately, bermed and landscaped.
