EXECUTIVE SUMMARY
Property Situation
The property is located immediately west of the DPS West Facility at the corner of FM 1938
(Davis Blvd) and FM 1709 (Southlake Blvd).
Development Details
The City of Southlake is proposing construction of a Safety Town to educate school
children on various safety issues such as bicycle safety, street crossing (pedestrian
safety), bus safety, fire, extreme weather and internet safety. The property is
approximately 0.935 acres. The development proposes a single story classroom
building; measuring approximately 3,000 sq. ft. as well as a park area to the south
west containing several small building facades which mimic a town center, water
feature, decorative miniature light poles, and park benches.
QUESTIONS DISCUSSION
QUESTION: You are proposing some large events, will there be shared parking with
Sprouts or shuttle service?
RESPONSE: yes, we will have plenty of parking available at both Sprouts and Albertson's.
We also have traffic control ability to ensure safe pedestrian crossing.
QUESTION: Will available resources change when the Carroll headquarters station
opens?
RESPONSE: DPS West will continue to have plenty of equipment and personnel available
to support Safety Town activities.
QUESTION: Are you addressing any drainage issues?
RESPONSE: yes, the site has been professionally engineered to avoid any drainage
concerns.
QUESTION: What is the timeframe for completion?
RESPONSE: ground breaking is expected in March 2009... completion will be driven by
donations.
QUESTION: How is sponsorship coming along?
RESPONSE: very well; we have several, however, hope to obtain more.
QUESTION: What opportunities are available for sponsorship?
RESPONSE: all types of construction, services, and items such as trash cans and park
benches are needed and available for sponsorship.
QUESTION: What is the expected cost of the project?
RESPONSE: approximately 1.4 million for construction.
QUESTION: Will there be opportunities to re -coop any of the cost?
RESPONSE: some fees will be reasonably applied for parties, etc.
QUESTION: Will there be an admission charge?
RESPONSE: no.
QUESTION: What will be the maintenance cost?
RESPONSE: it really depends on how much we end up with; we plan to keep maintenance
costs as low as possible.
QUESTION: Will there be on site personnel?
RESPONSE: yes, there will be one full -time employee for Safety Town.
QUESTION: Will there be set hours of operation?
RESPONSE: yes.
QUESTION: Will there be security cameras?
RESPONSE: we would like to have security cameras if donated.
QUESTION: Will there be any on site storage?
RESPONSE: yes, most of the miniature buildings will only be a fagade but a couple will be
used for storage.
QUESTION: Will there be an iron gate?
RESPONSE: yes, we are proposing wrought iron with stone columns around the entire
perimeter.
