SOUTHLAKE BLUFFS
Approximately fifty (50) residents attended the SPIN 3 meeting for a proposed single family residential
development at the end of Lake Drive. The applicant is proposing a change in zoning from "AG" to "SF-
20W for the development of 19 residential lots on 12.91 acres. This application is currently under staff
review. The earliest this item can come before City Council is April 1.
The main discussion points included:
Drainage
Environmental wildlife impact
Condition of Lake Drive
Type of screening (masonry wall versus "open" fence) along Lake Drive
Density
Many other concerns were raised and most of the verbalized comments were in opposition.

480 -SSS NON RESIDENTIAL DEVELOPMENT OVERLAY
About 10 individuals attended the citywide SPIN meeting to discuss an amendment to the Zoning
Ordinance as it pertains to development regulations on properties within the City which are not currently
regulated by the City's Corridor Overlay Zone or Residential Adjacency Standards. These standards will
effect approximately 730 acres (or 5.6 of the City mostly located in the southeast quadrant. The
standards are very similar to those of the Corridor Overlay, and will require City Council approval of all
Site Plans. This item is on the February 5 City Council agenda as a Work Session item and will follow
with public hearings at Planning Zoning Commission and City Council soon thereafter.
The responses to the ordinance at this meeting included:
Tank farms will never go away
There will no longer be an incentive for industrial and office uses to come to southeast quadrant
Increased development standards will cause higher rents and eventual loss of industrial
Not practical
Long overdue, Kimball Ave. is an important entry portal to the city
Although many concerns were expressed by meeting attendees, no major objections to the development
were verbalized.
