EXECUTIVE SUMMARY
Approximately 10 residents attended
the Citywide SPIN meeting fora
proposed 110,000 square foot, 3-
story office building adjacent to the
recently approved Gateway Church
proj ect on SH 114. The 6.8 -acre
property is approximately 700 feet
east of the intersection of Carroll
Avenue and SH 114. Parking for the building will mostly be provided in the rear of the lot
(north), generally out of sight from SH 114. All four walls are 100% masonry and all
windows will be non reflective glass. None in attendance verbalized any major objections to
the development.
QUESTIONS DISCUSSION
QUESTION: Can you go over the traffic analysis in more detail?
QUESTION: Are there any recommended improvements to the Carroll /SH 114 intersection
as a result of this and the Gateway Church development?
CONCERN: Amount of impervious land is a concern, as the drainage will be flowing onto the
church property.
QUESTION: What is the timing of the Gateway Church construction in relation to this site?
QUESTION: Are you looking at undergrounding utilities?
QUESTION: Will the building run on gas or electric heat?
QUESTION: Will this be a multi- tenant building? What is the smallest tenant possible?
What is most you'd let to one tenant? Would you lease entirely to one tenant?
Have you done any preleasing?
RESPONSE: This is planned for multiple tenants, with the smallest tenants leasing S, 000 square
feet and smaller. We would be pleased if one tenant leased the entire building. We
have not done any preleasing.
