QUESTION: What kind of fence is proposed on the northern property line?
QUESTION: How far south does the fence on the west side go?
DISCUSSION: Desire for full brick wall on the northwest corner of the property to screen the
development from view of Vermilion neighbors.

QUESTION: Where will the trash receptacles go."

QUESTION: Will there be windows on the west side of the buildings?
QUESTION: What will the buildings look like?
TRAFFIC
QUESTION: Can you tie the driveway into Vermilion to the west?
RESPONSE: The plat and site plan for the Vermilion office lot to the west do not provide common
access between that lot and this proposed development. The site plan and plat for
Vermilion would have to be revised in conjunction with this proposal if a connection
were desired. [Answered by Staff].
QUESTION: How much traffic will be on Jellico Circle as a result of this development?
DISCUSSION: Concern for placing driveway on Jellico Circle —would rather have it placed
elsewhere.
Internal traffic circulation, increased traffic on Jellico Circle, curb cuts, turning
lanes, medians, and future traffic signal.
OTHER
DISCUSSION: History of Jellico Estates contractual agreements made between homeowners
at time of platting.
DISCUSSION: Land uses along FM 1709 and in this vicinity.
QUESTIONS: What is the future Land Use Designation on the property? What is the property
currently zoned?
RESPONSES: The future land use designation of the property is Low Density Residential and the
current zoning is "SF -1A" Single Family Residential.
QUESTION: Have you done any line -of -site drawings yet?
QUESTION: What is the expected timing through the public hearing process?
RESPONSE: Application was made to the City on August 13. The earliest date that it could go to
its first public hearing is the Planning Zoning Commission meeting on Thursday,
October 18, 2007. [Answered by Staff].
