REDEVELOPMENT OF T.W. KING MOBILE HOME PARK
Approximately 20 residents attended a SPIN meeting on Monday to hear about the
proposed redevelopment of a 7.3 -acre mobile home park on T.W. King Road just south
of Westpark Circle. The development as presented proposes a zoning change from
Manufactured Housing (MH) to Transition Zoning District (TZD) to remove the existing
31 mobile homes and develop 24 single family residential lots (3.28du /acre). No
development specifics were given, other than lot sizes would range between 8,000 to
14,000 square feet. Home prices were presented as starting at $650,000.
No residents from the property proposed for redevelopment were present.
The main questions and discussion points at this meeting included:
Property values of the homes in Westpark Circle;
The lot sizes and density of the development;
Tree conservation issues; and
Other potential development options
The developer's plan was not well received by the meeting's attendants.
The existing property is a single 7.3 -acre tract zoned MH. Under its current zoning, the
developer could propose a preliminary plat of approximately twelve (12) 20,000 square
foot lots. It did not sound like the developer's or owner's intent to develop 1+ acre lots.
The developer did not consult Planning Department staff before moving forward with a
SPIN meeting. Being that the land use designation is Low Density Residential and the
property is in the northernmost section of Southlake adjacent to Corps property, staff
would never recommend Transition Zoning District, as TZD is more appropriate as a
buffer between two or more distinctly different land uses.
A more detailed SPIN Report will accompany this case's Staff Report as it moves
forward to the Planning and Zoning Commission and City Council.
