Property Location
Southside of FM 1709 (W. Southlake Blvd) between FM 1938 and Pearson Lane
Across the street from the City of Southlake water tanks
Development Application
o Expected to begin with the middle two office buildings
o Requesting S -P -2 zoning with 0-1 uses
mostly medical to support the Watermere senior living community to the east o Very minimal tree cover on the lot mostly mesquite and cedars

West Hill is totally leased out
Vermilion is not yet complete and is approximately twenty -five percent leased
This proposal has been through three rounds of staff review
o Staff concerned about density, among other issues
QUESTIONS CONCERNS COMMENTS
QUESTION: What is the total lot size?
RESPONSE: Total lot size is approximately 5 acres [4.87 acres] and is currently made up of rental
properties.
QUESTIONS How do you anticipate traffic flow? Will it qualify for a traffic signal? How do you figure
out what the development's traffic needs are?
RESPONSE There will be one driveway into the development and one shared access with the
commercial development to the west. A traffic signal will not be required, nor will a
deceleration lane. These requirements are based on a traffic impact analysis that is
provided by the applicant's engineer and reviewed by the City Engineer.
CONCERN Ongoing traffic congestion in the far west side of town and the possible proliferation of
those traffic issues with the development of residential neighborhoods on Randol Mill and
the Jellico Square retail center.
CITY STAFF
RESPONSE Right -of -Way acquisition for the FM 1938 expansion (Randol Mill Ave) is still in the
underway and construction will begin within the next five years [estimated 2009]. Some
FM1938 FM1709 intersection improvements were required with the approval of Jellico
Square, including a right -turn lane southbound on Randol Mill Ave.
QUESTION What is the timeline on the project?
RESPONSE Depending on City approval, construction to begin in the first quarter of 2007 and the first
1 -2 buildings in the project should be completed within a year. The project will be fully
built out over several years dependent upon demand.
QUESTION What are the dimensions of the property?
RESPONSE Approximately 370 feet along FM1709 and 550 feet deep.
QUESTION What is the timeline of the application? When does it go to Planning Zoning?
RESPONSE Tentatively, the application will go to the January 4 Planning Zoning Commission
meeting and will require two City Council hearings after that.
