Questions: 1. Has marketing started on the development? 2. Who owns the property now? 3. What kind of tenants /owners are you looking to put into this development? 4. What is the circle in the middle and how is it going to be landscaped? 5. How are you going to handle the elevation in the back of the property next to the old Clariden School property? 6. On the plans it shows a QSR drive through how is this going to work? 7. What gas retailer in going into the corner? (Shell) 8. Are the developer's familiar with the 2025 plan and the designation for this property to be T1? 9. Do you really think it meets this usage? 10. This looks like a very average looking strip center... do the developers have any plans to make it fit in with 2025 better? 11. What are the developers doing to do with the trees that are left there? 12. Drainage... what are the plans to accommodate runoff? 13. Are the lots being sold or is everything to be leased out? 14. Why are there not more sidewalks shown in the plans? 15. What is the trail that is shown on the 114 side of the property? 16. Are they opposed to providing more sidewalks? 17. Regarding Lot 8 is it possible to limit the hours of operation to close by 10 pm? 18. What kind of fence is proposed for along the back of the property? 19. The developers say this is a neighborhood development but isn't it really designed to pull off traffic from 114 and bring them into Southlake? Are the developers amenable to a different facade? 22. Could they go with a more pitched roof style that looks more like a neighborhood? 23. Why did the developers not provide articulation for the back side of the property? 24. How big is the drop off from the back? (18 ft). 25. What will be the effect on the sound level from 114 with this development? 26. What is the progress of having an exit off of 114 Eastbound? 27. Are you going to have pre -cast around the trees? 28. Is this going to be a tire store? 29. Are tires going to be seen outside? 30. How are you going to make the tire store look good without open bays?
