The current zoning is SF -1a and they would need to change that to SF -20. This proposal has not been discussed with Planning, and no formal submittal has been made. (see attachment provided by developer) Is the lake that you are showing on your concept plan an existing feature? A) There is a small pond there that is more like a dry pond. What is your plan for landscaping the development? A) We are planning on placing a brick wall between the school and the residences with trees planted along the wall; we will also put a lot of trees in front of the entrance. Why are you not designing this project with a straight drive? A) The s curve drive adds character appeal to the subdivision, and this is what we heard the residents in the area wanted. What will be the minimum restrictions placed on the lots regarding square footage of the houses? A) We are not quite sure yet; I imagine that it will be something like 4,000 sq. ft. Out of the builders that will be building the homes, will there be a repeat usage of floor plans? A) No, we have access to many plans and we are custom home builders. What is the main reason you decided to go away from 8 lots that you proposed last year to the 12 lots you are proposing now? A) On this property 8 lots is not economically feasible. Will you have a sidewalk along Dove in front of the development? A) Yes. In this development, will garages be viewable from the street? A) We will only be building side entrance garages. Who will be taking care of the landscaping and water usage of the development? A) An HOA will be created for these purposes. General Comments: If you did away with the park idea you could add 40 more ft. to each lot. I can support your proposal if you can help upgrade the Huntwick Estates fencing. School activity is quite high at the middle school. You might want to visit the site during a school day to see how loud it gets, as well as how bright the field lights get at night.
