Signature Cara White, SPIN 91 Representative Spin #1 Proposed residential development on 55 acres (Clariden Ranch phase IV) west of White Chapel and south of Clariden Ranch. Questions: Where will the driveways be located on Whites Chapel? A) We are not allowed to have driveways onto Whites Chapel. There will be a private drive off of Whites Chapel for that access. What will the sizes of the houses be on the /z acre lots? A) Approximately 4,500 5,000 square feet. Have you considered doing this project with completely one acre lots? A) We've looked at that. That option is not economical for us. Are you planning on using the rural conservation district? A) No, it will be a P.U.D. Could you cut back the community park and make the lots larger? A) The community park is something we are most proud of in this development. It is something that we've heard from folks in the other phases as something they wish they had. What will the cost be for /z acre and 3 /4 acre? A) $150,000 for /z acre; $175,000 for 3 /4 acre; $200,000 for 1 acre How do these lot sizes compare to the rest of Clariden Ranch? A) The same. Currently, is this area zoned low density according to the master plan? A) Yes. Are you planning on putting a gas well on the project? A) No. Will there be any wood fences? A) No. Will there be a deed restriction on the park sites prohibiting gas wells? A) That is not in the plans; we can do that. Comments: Trails in the development are planned to tie into city trails at Bob Jones. My concern is the small community park being maintained by city tax dollars. The reason we live where we are is because we have one acre lots. We would have moved to Plano if we wanted anything different.
