The current building will have its exterior refurbished. The proposed use is consistent with the recently approved 2025 land use plan. What is planned for the unsightly area across Sam School Rd. to the west? Have you looked at existing industrial areas in Southlake? Why did you pick this location? Are you aware of what Solana is doing to the north of this site? Have you submitted anything to Planning? What will be the requested zoning? How much traffic do you generate? What are the noise levels of your business? How many shifts do you work? How long will it take to remodel the building? Will the building have to be gutted? How long will the project take to complete? Have you considered the buffer yard requirements to the south and east of the lot? Have you considered a wall? What are your parking requirements? What is traffic like at a shift change? The owners described their plastics machining process and demonstrated some of their products. They provided pictures of a refurbished building in Grapevine to demonstrate what their architect has in mind for the building on this site. It was clarified that the land use in the 2025 plan for this site is mixed use. This use is a transition between the residential lot to the south and the heavier commercial use to the north in Solana. It was stated that the company employee's fifteen people and that approximately twenty parking spaces will be needed and provided. Generally, those attending viewed the plan positively as it will eliminate a current eye sore and is consistent with the intended use of the site.
