Questions and Comments: I am concerned about through traffic should Robin Ln. be extended through; I like the concept of a separate cul de sac. My concern is that there will be a big 2 -story house right behind our single story houses. Can you put a tree buffer on the residential line between the existing houses and the proposed development? A) The houses will sit 40 ft. back from the existing homes. A tree buffer would be too costly. What will the average house size be? A) 5,000 7,000 sp. ft. I have a concern about what this development will do to the current drainage patterns. A) The proposed tract has a topography that will drain to the north -west corner of the tract, which is away from the existing residences. What will the price range of these homes be? A) Million Do you have a Plan B if the street variance that you must ask for to permit you to develop another cul de sac isn't granted? A) No. Will there be an HOA for this development? A) Yes, to take care of the entryway. Do you have to go to an Environmental board when you are dealing with raw land like this? A) No, not as far as the City is concerned, but we do when dealing with financing the project. I don't mind the large houses being built; my housing value will just go up. Would you bury the existing utilities? A) No, that would be too costly. Who will you be selling the lots to? A) I will see the lots to builders. What is the timeline you are looking at? A) We will start as soon as this project is approved by P &Z and Council. How much will you sell the lots for? A) The selling price to builders will be $200,000 Most residents on Robin Ln. expressed their desire that Robin Ln. remain a cul de sac. However there were some residents on the corner of Mockingbird Ln. and Robin Ln. that would like to see Robin Ln. extended through.
