Do you plan on scraping the existing house that is there?
There is a one acre requirement, but that doesn't literally mean one lot, one acre. Have you
looked at other alternatives for the road other than down the middle?
What type of deed restrictions are you planning to include on these lots?
Can you tell us what size of house will be going in this development?
What is the price of the houses?
Let me reiterate one more time, the requirements call for an overall density of one lot per
acre, not literally one lot, one acre. That provides you all types of opportunity to be creative
on the road alignment and vary the lot sizes with larger and smaller lots to get an overall
density of one acre.
I didn't tell you where to run the road alignment, I wanted to tell you to be innovative on the
road alignment this plan is not creative.
Needless to say the size of these lots, you are going to put all two story homes in this
development?
I am not familiar with you or your work„ Have you developed in Southlake before? Where
have you developed previously?
You have not mentioned the exit of this development, I assume that you are going to exit on
Dove Road. With the addition of Estes Park, I can't imagine the traffic impact that this is
going to have. There is already a traffic problem on that two lane Dove Road. Mow are you
planning to address this problem with your plan?
We also have another 65 homes going in a half -mile down the road as well.,
If you have ten acres, is that what you have? How can you get ten lots on ten acres with the
road dedication? I wonder if you are going to have required park dedication as well with this
development proposal, What is the required park dedication?
Wouldn't it be better to have these park areas at the end of the cuI -de -sac instead of where
you propose to place this.
What those of us that live here right now are going to get to look at nothing but another
wrought -iron fence.
1 think that the concern here is that you don't have anything to look at you have nothing
more than a pencil sketch here.
Usually at a SPIN forum there is more of what the development will look like in terms of
drawings and sketching. I am concerned in that I want to see what you are proposing.
Just because something meets code doesn't mean that is good looking. I think that the
gentleman is right, it would help to have some developed designs
I have thought about it, if you could put some open fencing on this development and even
consider replacing the fence to my subdivision, I would support it. I want you to be creative
and have a development that would improve the quality of the look of the whole surrounding
area. If you could do that the number of lots is less of an issue.

Fake waterfalls are not what I am talking about; it doesn't necessarily have to have those type
of amenities. What is important is a nice front, similar to what Estes Park was able to
accomplish.
That parking lot has so much visibility on that one side; the fencing on that parking lot
looking much nicer would help, Coming towards the development on Dove you would see a
lot of that fencing.
Can you also bring examples of what you have done in Aurora so that we can get a better feel
as to what you have done previously?
I agree with earlier comments, if you could get some curving into the road and vary the look
of the subdivision versus taking the "cookie cutter" approach. If you pull out that eleventh
lot also, that might help you squeeze the most of the lot sizes and improve the look of the
development.
I couldn't ever see how that original plan was going to work. I couldn't see building those
real expensive homes adjacent to a parking lot like that.
I didn't like the name of the previous subdivision, there was a lot of discussion about that the
last time that this came through the process.
I agree; if you put some curve in the road it would help this make it look more like a quality
development.
What are the developers that you plan to work on these homes? You plan to do this
development all on your own?
I think that we had an issue with the City some time ago in some of the subdivisions
regarding the entryways regarding insurance issues. There were issues with reconstruction
the entryways in Cross Timber Hills recently due to insurance issues with the City. Putting a
sign in the middle of the road may not work with the City. You really need to work with the
City on this before you put that feature in your plan.
Let me clarify here, you are backing off on one lot, you will try to get the density
requirements with ten lots and being creative on the road alignment? It doesn't sound like
you are losing too much with the one lot.
How much do you plan on selling these lots for?
One of the original things that Jay talked about when he went through the process was the
drainage from this property. This drains into my property. Tay made commitments to
develop drainage infrastructure to address this drainage onto my property. Have you
discussed these issues with hire so that you are aware of the issues with developing this
property?
On the entryway, go for comparable versus extravagant with additional amenities.
If you change in the fencing in the adjacent subdivision on the west side as well, you will get
a whole lot of support and get the values that you want for your property. Those are nice
homes in there, but the entryway is in need of'replacement. If you went in and addressed that
as well as your entryway, you would get a lot of value and support.

When Dove Road is expected to be increased, are you factoring in the right-of-way
dedications for this in your current proposal?
