The way that it has been presented here, it seems as if all that you want to sell is a gas station it seems as if this is already a done deal. What about the residential lots to the back of the City owned property there was people in the back last week surveying is there any proposal for these parcels? I guess this decision is made on the fact that the City needs the money? The P &Z turned this down before because this is a gateway to the community and there is already two gas stations on this intersection Pearson lane has to expand, so what you are telling me is that with this proposal, there would be three gas stations. Can I get a real quick geography lesson on Pearson I get Roanoke mail, get Keller City Services (water, police EMS) the west end seems to be the lesser of the priorities, so let's put another gas station on the west side. There seems to be better uses for this property than a gas station. You brought up two zoning categories, why is that the only options, what about a professional office building at this site? I was involved in the purchase back in 1996, they told us that they were going to build houses there, that hasn't happened. If you build a gas station on this site, who is going to want to buy a house on one of those residential lots? Do we have a for sale sign on this piece of property? Are we interested in selling this property because of the financial condition of the City, what is the figures that we are talking about here? Is this property paid for does the City own this property? You know last time people objected for not putting a "for sale" sign on it, someone on P &Z complained about how the City was going about trying to sell this the comments were made that how can you get realistic bids on this without having a broker? Has the Council asked the question and done the research on what the impact of moving forward with a gas station would have on the sale value of the residential lots behind the property? Whoever purchases this property, will they be responsible for doing something about this ditch on the site water stays here until it evaporates, it would be beneficial to take some of this money and do something with that ditch. Are there plans to widen Pearson what is the timetable to do so? I would just like 1) to consider traffic impact, 2) one of these go out of business and we have an empty building, and 3) have we done any studies on what the impact of putting a twenty -four pump gas station would do to the environment? What would be the environmental cost for the increased traffic from putting a mega gas station on this parcel? From the design, it looks as if all of the traffic exists would be onto Pearson Lane, is that the case? Wouldn't that be dangerous? Well I think that if we can note the concern that this is already a congested intersection with all of us going to work and school in the morning. Widening the intersection would not help, because it would only allow three cars to go through and it would still take ten minutes to get there.
