c5 How different is this proposal from the hospital in Grapevine? Answer This is an
ambulatory surgery /elective surgery facility.
,e Is this an emergency hospital? Answer No. We do have a small emergency component to
this facility, but that is required by State Licensin,- requirements.
,e Would surgeries that take place here be things like open heart surgery? Answer No. The
procedures here would be mostly elective and diagnostic, but major procedures such as
open heart surgeries would be done elsewhere.
Z What do you estimate will be the level of ambulance traffic? Answer Very little, if any.
The only time we would expect any ambulance traffic is when someone developed medical
complications ie: heart trouble, and they would need to be transported to another facility.
What services are provided here that differ from Harris H E-B? Answer All of the services
in Southlake would be offered at HER Facilities such as these are developed to service
the hospital's client base, with elective /ambulatory /diagnostic procedures in their own
area.
,e How many acres of land do you own? Answer Approximately 12' /z acres
,cs How many square feet of building space is proposed? Answer Phase I will include a
50, 000 SF medical office buildinz, and 31, 000 SF ambulatory surgery hospital
,K Is there a cafeteria included? Does this center have plans for food service for patients?
Answer We may have a small vending area, again a State Licensing requirement. We
envision most of our food service needs being handled via catering by local restaurants.
z What are the zoning change(s) you are asking for, what is the current zoning? Answer The
current approved zoning is S -P-2. We are asking for S -P-2 zoning, with 0-1 office uses, to
include ambulatory surgery, imaging center, short stay beds, and associated services.
.c5 What is the name for this facility? Answer At this time, we are calling the project Harris
Methodist Southlake.
z How many parking spaces are proposed for this facility? Answer In Phase I, we are
providinz approximately 367 spaces. At full buildout of the site, we will provide
approximately 667 spaces.
,cs Is there a parking garage included? Answer There is no above grade parking garage. We
may have some parking below our Phase H building.
,cs Was initial zoning approved with Harris being involved in this facility? Answer Yes they
were. Zoning was initially approved for this site several years ago, for a similar type of
facility, but with no short stay beds.
z With homes behind this property sitting on a hill, is it going to be possible for them to see
this facility? Answer We intend to preserve as many trees as possible around the
perimeter of the site, at full buildout. A 40 foot bufferyard is proposed at our southern
property line adjacent to the existinz residential areas, where only 10 feet is required. In
Phase I, the southern 113 of the site will be left natural, which has many trees on it. Also,
the topography is such that the single family residences to our south are uphill from this
site, therefore they look over the top of the Harris property

Your drawing looks nice, but renderings do not always reflect what will be on the ground
initially does your rendering reflect mature landscaping? Answer Yes it does.
,cs Would landscaping be similar to what is required for Town Square? Answer Yes. Our
landscaping will be provided based on a minimum of City of Southlake codes.
z Have you received any feedback from the surrounding homeowners? Answer None yet at
this time.
z Who is the developer of this project? Answer Cambridge Healthcare Development
Corporation of Dallas.
,e Is there something comparable to this project that is open so that residents can go see what
this type of facility is like? Answer We will do some research and provide a list of similar
sized or type of facilities that HKS has completed in the DFW area.
z Architectually, is this similar to Fidelity in Westlake? Answer In some ways yes.
Althouzh final selections of colors, stone types, etc have vet to be made, since we are early
in the design process, we envision a building that has Texas regional influences, which is
similar to the Fidelity project.
,cs Who is the builder on this project? Answer None is selected as of yet. Cambrid'e
Healthcare Development typically solicits bids from several general contractors, prior to
selecting one.
z What kinds of services are to be included in this facility? Answer. At this time, we are still
talkinz with various physicians zroups and ne ,-otiatinz leases. We anticipate radiolo,-y
services, including an MRI, orthopedic services, and maybe plastic surgery.
,e Is there a facility to contain hazardous materials that would be present on this site? Answer
Just those related to hospital uses. All of the medical wastes are strictly controlled by State
requirements, and will be disposed of accordingly. None will be stored on site.
,cs Is there screening for the loading dock area? Answer Yes. We are screening our dock
area, on the east side of our buildinz, with a masonry wall and landscapinz, as required by
code.
,es Are physical therapy and rehabilitation services to be included in this facility? Answer
None at this time.
,e Are plastic surgery services to be included in this facility? Answer. Potentially ves,
depending on lease commitments from plastic surgeons.
,e What other projects has HKS (Architect Firm) done in Southlake? Answer We have done
the Sabre Headquarters, as well as the Fidelity proiect in Westlake. We have also done
many projects in Legacy in Plano, as well as Las Colinas.
z Is there a pharmacy planned in this facility? Answer: There may be a small pharmacy in
this facility, to support the patients.
,cs What is planned for Phase II? Answer Phase H will include an additional 2 story, 50,000
SF medical office building. There might also be some surgery and bed expansion as well.
,e Have there been any discussions of a second floor on this project? Answer The Phase I
medical office buildinz is two stories, as is the proposed Phase H medical office buildink.
The hospital is one story.
Z How many tenants do you estimate for this facility? Answer This could vary, depending
on the leases that are si ,-ned with the physicians, and the size of their practices.
z Will this office space functionally serve as "secondary" office space for the doctors in this
facility? Answer: Yes

�5 Does Harris have a similar facility to this in Fort Worth? Answer They are in the process
of developing another facility similar to this, but lamer, in Plano. We will do some
research and provide a list of other Harris proiects in the area.
