2002-12-19 Meeting Report (Oak Point)SPIN #2 Meeting Thursday, December 19, 2002 6:30 p.m. Topics: Proposed Oak Point Subdivision SPIN #3 REPRESENTATIVE ALAN HOCHSTEIN CALLED MEETNG TO ORDER AT 6:30 P.M. QUESTIONS: Can't You Make The Drainage Go Down The Culvert Versus Going Across The Road? Will You Be Getting Water From West Of Whites Chapel When They Were Developing That Subdivision, We Were Getting All Of That Dirt. Will You Tell Us What Your Zoning Application Is? I Thought You Said That There Would Be 26 Homes On This Property, I See 16 Lots On This? What Size Are The Lots? How Many Lots Per Acre? I Thought That The Land Use Plan Had "Low Density" Why Are You Asking For Rezoning? What Is The Timing On Getting Your Zoning Request Approved? Timing For Construction? Would The Roads Be Installed By The Fall? We Are Lookng For An Effective One House Per Acre, I Had A Question, During Construction, Ridgecrest Is A Narrow Road, The Intersection Of Dove And Ridgecrest Is Very Narrow, Have You Thought About How You Could Help Us Residents Get In And Out Onto Dove During Construction? This Was An Issue During Construction Of Loch Meadow Estates. One Of My Concerns Since They Re -Built Dove 3 4 Years Ago, That Corner Of The Intersection Of Dove Ridgecrest Is Pretty Crummy Is There Anything We Can Do To Address That? Because The Trucks Are Going To Ruin That Corner When They Start Going In There. I Wasn't Asking You to Do it, I Just Want To Know If There Is Anything We Can Do To Address This Now? If You Go Down Ridgecrest Row As Proposed To Tie In Sewer, You Are Saying That I Could Tie On From The East Of This Subdivison? Am I Also To Understand That When You Run Sewer Down That Ridgecrest "Right -of -Way" Does That Mean That You And The City Would Repave That Road When You Run The Sewer In? I Noticed That You Are Willing To Work With Us On The Intersection, How About Working With Us On This One. You Have More Influence Than Us On This Issue. Is There Some Way That You Will Know When You Go To The Planning Process? You Talked About The Barrier On The East Side, What Are You Going To Do With The Barrier On The West Side? What About The Decor Of The Trees For These Barriers? What Has Your Dealings Been With The City On This Plan? Why Does The City Recommend That The Northwest Road Be Punched Through To Sweet Street? What Do You Suggest That The Residents Do To Influence The City To Keep From Punching That Road Through To Sweet Street? Have You Done Your Development Standards Yet? How Far Down Ridgecrest Does This Start? COMMENTS: The Water Is Already More Than The Road Can Handle We Called The City And Everyone Looks At It, But Nothing Ever Gets Done. The Last Time We Had A 2" 3" Rain, It Was Dangerous To Have Children Out There. In Addition To Standing Water, The Septic From The Multi Family Runs Off Into The Standing Water, Resulting In The Water Having A Terrible Odor To It. Because This Drains Into My Front Yard, I Have A Vested Interest In This, How Long Does Your Proposal Hold Water? I Want To See How You And The City Develop This, Because I Dont Want My House To Flood. One Of Our Concerns Is The Flooding, Because We Never Had An Issue With Flooding Until The Subdivision West Of White Chapel Went In The City Did A Lousy Job Of Engineering. When We Talked To The City About The City When The Subdivision West Of White Chapel Went In, They Told Us That The N White Chapel Improvements Were An Approved Project, And It Did Not Happen, We Won't Let That Happen Again. Putting Sewer Along The "Right Of Way" Adjacent To Ridgecrest Is A Good Thing, But Someone Needs To Maintain That Road. There Was Not Much Notice For This Meeting, And The Signs Went Up On Monday And This Meeting being At 6:30 P.M. There Is Probably A Lot Of People Just Getting Off Work And There Is Probably A Lot Of Folks That Are Not Able To Be Here. This Also Is More Of A Spin #3 Meeting Than A Spin #2 Meeting. You Are Probably Going To Get Comments On Less Than 40,000 Square Foot Lots, This Looks Visibly Pleasant. What Do You Think About The Environment After The Subdivision On North Carroll Where We Got Long, Deep Ugly Lots With No Open Space. I Would Not Be In Favor Of Traditional One Acre Zoning On This Piece Of Property. Kosse Maykus (817) 329 -3111 Office www.maykus.com maykus @earthlink.net
