According to TIA, the proposed development will add 50 more trips at AM peak and will add 61 more trips at PM peak. What roof material will be used? If tile roof will be considered? What is the distance between the driveway on Commerce and Southlake Blvd.? Why do we need another gas station at the proposed location? Why can it not to be on Hwy 114? Did you TIA realize the traffic congestion on Southlake Blvd. From Kimball to Hwy 114? Will PM peak traffic to QuikTrip (left turn) become a traffic concern? What is your building coverage /footprint? 4,900 sf on 3+ ac) Why you are requesting "S -P -1" instead of "SUP How will you maintain your landscape area? What is the buffer yard on Southlake Blvd.? Concerns of the location (the entry of the City), proposed use requires a change of current zoning, bad traffic condition at the current location. If the proposed development /building comparable to the adjacent developments? Will you use stone (instead of brick) columns at the pump stations? Can the "QT" logo be removed from the Gas Canopy and pitched roof starts from the bottom of Canopy? Is /are the sign(s) lit? Will it be 7 days, 24 hours? What is the general grade /elevation of the site? If bermming on north side possible? When will it go to P &Z? If passed, when will be on Council?
