Two Neighborhood signs were placed at key locations attracting approximately 25% of
the crowd with the balance being drawn by flyers delivered to homes by the S.P.LN.
representative.
Follow -Up Information:
See attached itemization of the questions, concerns and issues raised by the residents
attending the meeting. The consistent themes were:
Density Counter to the Land Use Plan Residents fought for the SF -1 zoning use
and now it may change.
Drainage Concerns
Incremental Traffic
Trails How can existing residents access it and why have a public trail going
nowhere except into private back yards.

Density Definition? What is the density?
Size of lots
Hunter's Creek barrier would be what kind of wall?
Creek is misdrawn on the plan shown has floodplain changed?
What has been done about drainage?
No comparison to Coventry what prevents a part being developed and the remainder
"flipped"
Traffic what will two more cars per house do to Carroll Ave.?
What fencing behind the homes?
Could Haltom be more clear about his intentions?
How much of property is in the floodplain?
Why does it (floodplain) apply to density?
Is the master trail system already established?
Have you (Matthews) developed in flood plain before?
Have you actually looked at this creek?
Does Mr. Halton maintain the creek now?
What does current city master plan call for?
Why not SF -IA? Could you ask for SF -IA?
What about existing buildings that are right at property line? What happens to them?
What kind of fencing will be used?
Why aren't we following the master plan?
Can 1 acres lots be done?
What city staff told you that this project would work?
How come the dollars work for the Type B and not Type A portion?
The Parks board was not totally supportive of the trails plan were they?
Were there any matching funds made available from the Parks board for this proposed
trail?
Is it true that you did request park dedication credit from the Parks and Recreation
Board for a "private" bridge in this development?
Land use plan was adopted with 7 -0 approval. Why compromise it with less than 1 acre
home sites?
Where do you (Directed to Dave McMahon) live?
What existing streets access Types A &B?
Where does the trail shown on the plan turn around /go? Into our yards?
Are you sure you want to create a trail that doesn't go anywhere?
What are you doing about the greenery and sound barriers for mixed uses (horses
nearby the public trails)?
What is PUD?
Does a PUD secure more revenue per land size?
What restrictions apply with a PUD for future developers?
Are townhouses /apartments allowed in this zoning designation?
What additional provisions for traffic do you propose, especially on Carroll?
What additional provisions for water shed onto other properties?
What about the impact fees generated?
NOTE TO CITY STAFF The notification document sent to residents minimized the
impact of this proposal; it was deceptively small and an easily overlooked mailing for a
development of such magnitude.
Clarify the open space; current zoning would not give open space credit for this ratio of
open space to buildable lots.
Master plan calls for SF -IA, LD.
How are animals disturbed in the building process going to be kept off neighboring
properties (critters)?
What is the impact on schools? Where do these hundreds of children go?
Where does the north road go?
Is this 80 homes w/ one road access only? Minimum 60 cars twice a day!
Is your purchase of Haltom's property predicated on Type A going through?
Will you reassess when this fails?
Product A is not the quality of Stanhope.
Traffic building wider roads encourages higher speeds they are unsafe!
Drainage how will you address the already roaring river in my backyard?
When is the water study done? Why haven't water studies been done before now?
Won't we be dealing with incomplete information at P &Z?
People feel mislead about the change from I acre lots the issue is density
Can you make it work economically any other way?
If all zoned AG A, B, who pays rollback taxes and property taxes?
Can we have one house on one acre according to the land use plan discussions we all sat
in on two /three years ago?
What is the gross acreage from centerline of creek? Is your measurement from the
creek centerline?
What is net acreage (net of roads flood plain)?
Is parks board obligated to notify me of a trail in my backyard?
Drainage how can we know what happens going forward?
Aren't there liability issues with nearby horses smells, noise?
Drainage Upstream, 258 acres developed, where does all that water go?
Enforcement of drainage ordinances is minimal by city staff some problems have
existed a decade!
Ultimately who makes this decision?
Drainage from rainfall where will it go?
Will we have access to the park?
April 12`" staff report available and addresses drainage; mentions no new retention
ponds; mentions two storm sewer pipes dumping into the creek!
There are worries about the sewer bringing rats.
What is timeframe if approved?
What will be developed first, Type A or B?
Traffic will be bad especially because of proximity to school have you been there?
Who are the builders of Type A and Type B?
Are you really going to be at P &Z or will it be tabled?
Where are Drees (sp?) and Huntington builders elsewhere represented in Southlake?
What developments have you done north of 114?
People are opposed and might be receptive at a later date, with a non -PUD approach
back to true one acre lots.
Are there other PUDs north of 114? (Kirkwood Hollow)
As the developer where do you go after Southlake is developed?
