2000-12-04 Meeting Report (Parc Place)W 41 C SPIN 2 AiMAA IV 2000 Neighborhood Meeting Report Form SPIN Neighborhood 15 Meeting Date 12/4/00 Meeting Topic and Description: Parc Place Development Rezoning to allow for smaller residential lots. Property is located off Union Church and south of 1709 along Davis Boulevard. It consists of 27 acres and is currently zoned for 1 acre minimum residential lots. The developer was not encouraged by City staff's reaction to the proposal and sought resident input before "folding his tent and moving away." Discussion Items Follow -Up Information: Current zoning would allow a maximum of 22 residential lots. Various platting concepts were shown and discussed with the average number of lots being 44. Developer would like to rearrange the plans to allow for 50 lots. Houses in the development would run between $350,000 and $500,000 with a lot price averaging $75,000. The Pulte development with 20,000 square foot lots was discussed. Water runoff from development to the north (existing and proposed Super Target) was discussed at length. The developer noted that City staff indicated that this plan would not meet the zoning requirements (therefore, they would not recommend it to P &Z or Council) and would be difficult to pursue. According to the developer, most of the adjoining property owners were in favor of the change. Two adjoining property owners were present and supported the change given previously agreed upon stipulations, concerning the size of adjoining lots, were met by the developer. Concern was expressed that if this is allowed, then what would be next... slippery slope perspective.
