FORUM SUMMARY: Property Situation: 500 W. Dove Road Details: Specific Use Permit to add an approximately ninety-four (94) square foot guard house to the existing facility, and is also proposing to modify the existing Site Plan for Verizon on approximately twenty-five (25) acres. Verizon is proposing a specific use permit for a guard house at the W. Dove Road entrance with a site plan for the property including fencing around the property perimeter (with offset fencing along SH114 as required in the SH114 Corridor Overlay, walkways within the fencing for employees including fitness stations and benches. The fencing material will be 8-foot black aluminum fencing setback from the property line. The guard house will be 94 sq. ft. and match the main building materials and colonial red roof on the main building. A pergola with a matching colonial red roof and picnic tables is proposed on the southwest corner of the main building for the employees. There will be five (5) fitness stations with benches along the proposed perimeter walkways with exercise stations, decomposed granite surface, and instructional signage for the exercise equipment. Trees will need to be removed, relocated or replaced to accommodate the proposed walkway. The south, north and west areas of the site will add additional landscaping. A traffic impact study was submitted for the traffic on W. Dove Road showing no impact on the W. Dove Road traffic. The City will be reviewing the traffic study. Presentation: Questions and Concerns: 1. Concerned about the relocation of the trees on the northeast area for the trail construction and screening. 2. Concerned about the strength of the aluminum fencing and what it will look like on the property. 3. Concerned about the look of the guard house and the guard gate. 4. Is the future SH114 access road frontage included in the plan? Applicant to check on this item. 5. Is the SUP only for the guard house? Yes. 6. What is the length of the SUP for the guard house? For the life of the building. 7. Questions and concerns on the relocation of the trees for the walkway in the northeast drive area. 8. Any other guard houses in Southlake? Applicant not aware of any other guard houses. 9. Can there be masonry pillars along the fencing to break up the fencing? Noted by applicant. 10. Concern about what has changed that the fencing is needed. Applicant is not authorized to discuss details. 11. Concern about existing trees being dead and cut down and not replaced at W. Kirkwood and W. Dove intersection. Applicant will check into this. 12. Are the benches and exercise stations visible from the street? Some may be visible. 13.
