That 1, Marriage Today, GRANTOR herein, for and in consideration of the sum of Ten ($10.00)
Dollars and other good and valuable consideration in hand paid by the CITY OF SOUTHLAKE,
home rule municipal corporation of the County of Tarrant, State of Texas, GRANTEE herein, the
receipt and sufficiency of which is hereby acknowledged and confessed, do hereby grant, sell and
convey unto the said GRANTEE a permanent and perpetual easement for the purpose of
maintaining, and operating an access and use easement to provide. access to adjoining Drainage
Easement reflected on Plat recorded under clerk's File Number D210005156 O.P.R.T.C.T.
Drainage Easement") in, into, upon, over, across, under and through all that land in Tarrant
County Texas described as follows, to -wit:
A variable width Permanent Variable Width Maintenance and Access Easement containing
approximately 0.143 acres through Lot 1, Block 1, of the Gateway Church —114 Campus Addition,
an addition to the City of Southlake, Tarrant County, Texas as filed in instrument number
D210005156, Tarrant County, Texas, with property address of 700 Blessed Way, Southlake, Texas
76092, and as more particularly described in Exhibit "A", and shown on Exhibit "B" attached
hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs, representatives,
successors and assigns shall, subject to the following, at no time erect, place or construct, or cause
to be erected, placed or constructed in, into, upon, over, across or under any easements granted
herein any temporary or permanent structures, which materially interfere with the easement
purpose hereof, and it is further agreed that GRANTEE shall have the right, solely for the purpose
of temporary access to effectuate maintenance of the Drainage Easement, to excavate and fill upon
said permanent easement and to remove from said permanent easement, any fences, buildings or
other obstructions as may now be found upon said permanent easement which materially impair
the easement purpose hereof.
Notwithstanding, Grantor reserves the right to use the easement property described herein for
purposes not inconsistent with Grantee's use of such property, provided such use does not
unreasonably interfere with the exercise by Grantee of the rights herein granted.
It is further intended that the Permanent Variable Width Access Easement herein granted to the
GRANTEE shall run with the land and forever be a right in and to the land belonging to
GRANTOR, and GRANTOR'S successors and assigns, and said grant is expressly excepted from
any right of reversion of said premises under any prior deeds in GRANTOR's chain of title. The
Permanent Variable Width Maintenance and Access Easement, rights and privileges granted
therein are exclusive, and GRANTOR covenants that it will not convey any other easement or
conflicting rights within the area covered by the grant to any other person.

VARIABLE WIDTH MAINTENANCE AND ACCESS EASEMENT
BEING 0.143 acre of land located in Lot 1, Block 1, GATEWAY CHURCH — 114 CAMPUS
ADDITION, to the City of Southiake, Tarrant County, Texas, according to the plat recorded in
County Clerk's File No. D210005156, of the Official Public Records of Tarrant County, Texas,
and being a portion of the tract of land conveyed to Gateway Church, by the deed recorded in
County Clerk's File No. D204303704, of the Official Public Records of Tarrant County, Texas.
Said 0.143 acre of land being more particularly described by metes and bounds as follows:
COMMENCING at a 51W iron rod found at the most Westerly Northwest comer of said Lot 1,
Block 1, and said point lying in the East right-of-way line of Grace Lane (an 80 foot wide public
right-of-way);
THENCE SOUTHWESTERLY 271.40 feet, along a curve to the left, having a
radius of 560.00 feet, a central angle of 27° 46' 03', and a chord bearing S 17° 25' 00' W
