Peytonville Avenue, generally located on the west side of S. Peytonville Ave., just south of Carrol Sr. High School. 5. Review, discuss and make recommendations on the development of 13 residential lots on approximately 12.64 acres of land located at 1749 E. Highland St., generally located on the south side of E. Highland St. at the intersection of Sunshine Ln., west of Carroll Middle School. 6. Review, discuss and make recommendations on the development of 13 residential lots on property located at 2477 – 2515 Union Church Rd., generally located on the north side of Union Church Rd., approximately 900 feet east of Watermere Dr. and 400 feet west of Venice Ave. 7. Review and discuss options on a proposal to add carports for covered grocery pick up at Central Market in the Shops of Southlake located at 1425 E. Southlake Boulevard, generally located at the southeast corner of E. Southlake Blvd. and S. Carroll Ave. 8. Review, discuss and make recommendations on a proposed development for seven (7) office buildings on approximately 3.4 acres of land located at 501 N. Kimball Ave, generally located on the east side of N. Kimball Ave., 700 feet north of E. SH 114 and south of Saint Laurence Church . 9. Review, discuss and make recommendations on a proposed Senior Living Cottage development located on approximately 13 acres on property addressed as 930 E. Highland St., generally located on the north side of E. Highland St., east of the intersection of E. SH 114 and the Harbor Chase Assistant Living Facility. 10. Review, discuss and make recommendations on the development of approximately 13 acres of land located at 245 0 Crooked Lane generally located west of the intersection of S. Nolen Dr. and Crooked Ln. 11. Review the criteria used to determine the types of plans, land development and ordinance amendment proposals appropriate for placement on the Corridor Planning Committee Agenda. MEETING OVERVIEW: On September 12, 2018 the Southlake 2035 Corridor Planning Committee held their eighteenth meeting. The Committee was sent a packet of materials prior to the meeting that were to be discussed during the session. A meeting agenda was posted and the meeting time was advertised on the City’s website. The following meeting report focuses on discussion points made during the meeting by members of the Committee, public and City staff. This report is neither verbatim nor does it represent official meeting minutes; rather it serves to inform elected and appointed officials, City staff, and the public of the issues and questions raised by the Committee, City staff, and any attendees of the meeting. Highland St., generally located on the south side of E. Highland St. at the intersection of Sunshine Ln., west of Carroll Middle School.  Staff presentation: Richard Schell o Future Land Use: Low Density Residential and Mixed Use o Existing Zoning: AG o West of Carroll MS o Existing one home on property with accessory uses o Applicant is requesting RPUD zoning for development o Pathways Master Plan  Existing multi use trail o Conceptual Plan  13 lots  12.64 acres  30,000 sq. ft.  Density: 1.029 units/acre  5 ft. sidewalks along both sides of the development  Questions for staff by the Committee: Q: What is low density? Regarding the top 4 lots A: net density of 1 or fewer units per acre  Applicant presentation by: Curtis Young o Frontage onto Highland St. will be used for entrance into development o Property to west is Gateway property (NRPUD) o Drainage moves west o Pond in northeast corner for safety (drainage) – also a visual aid o Cul-de-sac lane o 10% open space requirement is being met o 4 acres net of the right of way o Lots plus open space meets net requirement for low density o Lots at least 30,000sq. ft. o Landscape set back off Highland, 10 ft. off property line o Existing tree preservation (not a lot of trees to begin with) o Street trees to be added o Requesting gated private street  Competition for other gated communities  Stacking distance, 2 lane wide, call box  Distinctive, clean gated entry Southlake 2035 Corridor Planning Committee Item #5 – 1749 E. Peytonville development A: We are meeting land use plan requirements Q: Do you know how far you have to go to find one acre lots? You have to go along way. C: Don’t mind residential uses here Q: Who owns the stuff to the south? A: The school district owns it. A: Access to Kirkwood would be problematic.
