Item 7A - S-P-1 DocumentCase No. ZA18-0030 S-P-1 Regulations “S-P-1” Detailed Site Plan District for Lot 1R, Block 1, Villas at Tuscan Creek The ParQ Southlake (previously Capelli Offices and Suites) The site shall comply with all conditions of the city of Southlake comprehensive zoning ordinance No. 480, as amended, as it pertains to the Section 31, “S-P-1” Site Plan District uses and regulations to include the site plan and elevations as shown. Permitted Uses  All uses permitted in “O-1” office district, with the owner focusing on general business or medical office space for building 1  Building 1 is envisioned to be a lower overall intensity of use and development when compared to other commercial categories due to the available lease space within the building. One would anticipate 4 tenants at the most  There are no changes being proposed to buildings 2 and 3. Development Regulations  All “O-1 District regulations shall apply with the following exception: o A maximum impervious coverage of 73% Tree Preservation  Tree Preservation and Bufferyards shall be approved as submitted. Parking  Parking Ratios: o The planned development has 103 new parking spaces already constructed, plus an agreement with the owner of the adjacent property (recorded agreement) to be able to utilize up to 12 parking spaces.  Total spaces available = 115  Total spaces required = 115 o Buildings 2 & 3 shall remain as previously approved  Building 2 is 4,087 square feet and is office/suite space  Requires 10 spaces per “S-P-1” (10 provided)  Building 3 is 3,499 square feet and is office/suite space  Requires 17 spaces per “S-P-1” (17 provided) o Building 1 shall be parked per the requirements in Zoning Ord. No. 480, Section 35, as amended – Off-Street Parking  Building 1 is 14,920. It is estimated that 4,020 square feet will be general office and 10,900 square feet will be medical office  Office Space – 1:300 Case No. ZA18-0030  Medical Office – 1:150 (+8 for the first 1,000 SF)  4,020 / 300 = 14 spaces for general office  9,900 / 150 = 66 (+8) = 74 spaces for medical office  Total parking spaces required for Building 1 = 88 spaces o Building 1 (88 spaces) + Building 2 (10 spaces) + Building 3 (17 spaces) = 115 spaces required.  Building 1 is not anticipated to have any retail or commercial deliveries and will not require a loading dock.
