All uses permitted in “O-1” Office District (“C-1” Salon Uses in Building 1 removed)
Development Regulations
All “O-1” District regulations shall apply with the following exceptions :
o A maximum impervious coverage of 73%
o Tree Preservation and Bufferyards shall be approved as submitted
o Parking as proposed (next slide)
Parking Summary
Parking Ratios:
The planned development has 103 new parking spaces already constructed, plus an agreement with the owner of the adjacent property
(recorded agreement) to be able to utilize up to 12 parking spaces.
Total spaces available = 115
Total spaces required = 115
Building 1 shall be parked per the requirements in Zoning Ord. No. 480, Section 35, as amended – Off-Street Parking.
Building 1 is 14,920 square feet. It is estimated that 4,020 square feet will be general office and 10,900 square feet will be medical office.
Office Space – 1:300
Medical Office – 1:150 (+8 for the first 1,000 SF)
4,020 / 300 = 14 spaces for general office
9,900 / 150 = 66 (+8) = 74 spaces for medical office
Total parking spaces required for Building 1 = 88 spaces.
Buildings 2 & 3 shall remain as previously approved:
Building 2 parked 1 space per office ratio - 10 offices = 10 parking spaces
Building 3 parked per parked doctor-patient ratio - 2 doctors, 2 nurses, 6 patient room, 6 waiting chairs and 1 receptionist = 17 parking
spaces.
Building 1 (88 spaces) + Building 2 (10 spaces) + Building 3 (17 spaces) = 115 spaces required.
Planning & Zoning Commission
Approved (5-0) subject to the Staff Report dated October 17, 2018 and the
Revised Site Plan Review Summary No. 4, dated October 17, 2018 noting the
following:
•the applicant's willingness to make the entryway more prominent;
•look into including 2 balconies on either end of the front facade;
•more detailed rendering of the final product prior to City Council;
•look into possibility for framing the windows (maybe shutters);
•possibly taller windows or breaking up the spacing to give it a different
look;
•and, different scheme of mix of brick and stucco.
