S-P-1 Regulations - Summary
Permitted Uses
•All uses permitted in “O-1” office district, with the owner focusing on general business or medical office space for Building 1
•Building 1 is envisioned to be a lower overall intensity of use and development when compared to other commercial
categories due to the available lease space within the building. One would anticipate 4 tenants at the most
•There are no changes being proposed to Buildings 2 and 3.
Development Regulations
•All “O-1” District regulations shall apply with the following exceptions:
o A maximum impervious coverage of 73%

•Tree Preservation and Bufferyards shall be approved as submitted
Parking
•Parking Ratios:
o The planned development has 107 new parking spaces already constructed, plus an agreement with the owner of the
adjacent property (recorded agreement) to be able to utilize up to 12 parking spaces.

o Buildings 2 & 3 shall remain as previously approved
