On this property, at 610 & 620 S. Peytonville Ave, we are proposing to build a luxury,
custom home residential development with 14 home sites, on a 9.8 acre tract.
The property is designated as “Medium-Density Residential” on the Southlake Future
Land Use Plan, and this proposal- a request for SF-20A zoning- is consistent with that
designation. It is bounded by the existing Southlake Woods neighborhood to the north,
west and a portion of the south, as well as a larger single home estate along the south.
The Parc Place neighborhood is across Peytonville to the east, and it is also a Medium-
Density, SF-20A neighborhood.
We have taken care to comply with the existing Medium-Density Future Land Use
designation, and the Concept Plan contains a mix of 20,000+ s.f., and 30,000 s.f. lots
for where we are adjacent to the larger lots within Southlake Woods and the one SF-1A
lot to the south. These lot areas, and lot widths along the adjacent boundaries comply
with the requirements set out in the Subdivision Ordinance for such adjacencies.
We are proposing all of the homes within this neighborhood will be built by only the best
custom builders available, and all plans will have to meet strict architectural guidelines.
We anticipate the resulting home values to vary between $2 and $4 million. For
marketing purposes- to help achieve these values, we are asking for this to be a private
street, gated community.
In speaking with the neighbors, the one concern which came up was a request to see if
we could do anything- as a part of the development process- to minimize the peak
drainage flow, on the existing creek leaving the site to the south. In order to address
that request, we are proposing to build an on-line pond, with the intent to capture and
detain a portion of the peak flow, and release it over a longer time period, thereby
lowering the peak discharge. We feel this will positively help and improve the existing
situation, and have communicated our proposal to the neighbors.
