Administrative Comments. 2. Review, discuss and make recommendations on the development of the Southlake Professional Centre for pediatric dentistry and orthodontics on property at 1480 Corporate Circle and 1452 W. Southlake Blvd, generally located north of W. Southlake Boulevard and east of N. Peytonville Avenue. 3. Review, discuss and make recommendations on the development of Pinnacle Point Phase II for an additional three professional office buildings on property at 455 S. Kimball Avenue generally located on the east side of S. Kimball Avenue and south of the proposed extension of S. Village Center Drive. 4. Review, discuss and make recommendations on proposed revisions to the Carillon Corporate District on property at 360 – 430 E. SH 114, generally located at the northwest intersection of E. SH 114 and Southmont Drive. 5. Review, discuss and make recommendations on the development of approximately 20 acres for retail, office or residential product mix located at 1680-1750 E. SH 114 generally located at the northeast intersection of E. SH 114 and Blessed Way. 6. Review, discuss and make recommendations on a proposed Land Use Plan amendment and rezoning to allow limited retail uses for Crestwood Offices located at 1100 E. Southlake Boulevard, generally located just west of the northwest intersection of E. Southlake Boulevard. and N. Carroll Avenue 7. Adjournment. MEETING OVERVIEW: On May 31, 2018 the Southlake 2035 Corridor Planning Committee held their seventeenth meeting. The Committee was sent a packet of materials prior to the meeting that were to be discussed during the session. A meeting agenda was posted and the meeting time was advertised on the City’s website. The following meeting report focuses on discussion points made during the meeting by members of the Committee, public and City staff. This report is neither verbatim nor does it represent official meeting minutes; rather it serves to inform elected and appointed officials, City staff, and the public of the issues and questions raised by the Committee, City staff, and any attendees of the meeting. SH 114, generally located at the northwest intersection of E. SH 114 and Southmont Drive.  Staff presentation: Jerod Potts o Corporate District o Future land use: Mixed use o Land use: Employment Center Optional Land Use (EC1)  Intended for high intensity commercial and employment uses o S.H. 114 Corridor Plan: Optional Land Use (Mixed medical and Wellness and Office District Overlay) o Pathways Master Plan: Future multi-use trail south of the site along S.H. 114 and east of the site along Southmont Dr. o Mobility Master Plan  N. White Chapel shown to have a future right of way of 88ft and the road will be a four (4) lane divided arterial roadway  E. Kirkwood Blvd. is built to 100’ right of way and is a four (4) lane divided arterial roadway o Three (3) proposed access points  Southmont Dr.  S.H. 114 Frontage Road  Cross-access to proposed Carillon Parc development o Option 1: 88,000 Sq. Ft.  18 single story office buildings  Grade level parking  Each building = 4,900 Sq. Ft. o Option 2: 118,000 Sq. Ft.  Mixture of single story and two story office buildings  Grade level parking  Multiple two story buildings along south portion of the site and single story buildings along north portion of the site o Continue with the look and feel of French architecture in this district  Questions for staff by the Committee: Q: What is the approved height for the corporate district buildings? A: Up to 65ft (3-story) 45-50ft Q: Regarding the Small Area Plan, can you touch on the height, size, quality, etc. of this district? W hat are the themes or elements that are described in the Small Area Plan for this site? The approved plan and the revised proposed plan are completely different from one another  Applicant presentation by: o Area A and Area B  Office buildings – Min. 45ft / Max. 65ft  Does not specify the number of stories a building can or cannot have  Questions for applicant by the Committee: C: What is being proposed and presented tonight is not what we are looking for A: I would appreciate any feedback you could give me tonight regarding this development site C: The committee would like to see something much closer to the original plan C: Suggest mirroring the development to look something like Kimball Park C: In the original plan, the parking garage(s) were hidden behind retail / office buildings C: Structured parking was approved on Mayor Terrell’s plan.
