This property has existing improvements and building was constructed in 1999. No exterior modifications are planned or
required.
The property is located in an Industrial and Flex (Office/Warehouse) area with existing warehouses, showrooms, commercial
schools, fitness, light manufacturing, trades, medical labs, office, and other related uses.
ACCESS:
The subject property has three (3) curb-cuts for ingress/egress on Commerce and one (1) additional cross access curb-cuts for
ingress/egress shared in front of 275 Commerce Street.
There are existing drive lanes and access paths for vehicular and pedestrian travel.

PROPOSED BUSINESS USE OVERVIEW:
Spirit Xtreme is beginning its 15th year in Southlake as a cheerleading and tumbling training facility. We are currently located
at 2895 Market Loop where it has been for 10 years. Prior to the current Market Loop location, the facility was located at
1602 Hart Street in Southlake for 5 years.
To better train our athletes, we are expanding to a larger facility. Presently have a lease commitment and working with the
Property Owner at 325 Commerce Street on a 5-year lease with 5-year Renewal (2) Options contingent upon Specific Use
Permit approval.
We are requesting the Special Use Permit for 325 Commerce Street, Suite 110 which is approximately 22,876 sf and the
building is 44,508+/-sf.
The open warehouse space will be used for cheerleading and tumbling classes / training and there is some minimal office and
meeting/private training rooms.
No exterior modifications are necessary or planned in connection with this use.
With regarding to interior, planning only cosmetic improvements (paint, and flooring).
Spirit Xtreme is primarily an afternoon and evening business. Our facility is typically open:
3:30 pm –9:00 pm Monday through Friday;
Saturdays on occasion for special training only, and
Sundays from 1:00 pm –9:00 pm.
Spirit Xtreme does not “host cheerleading competitions” at their current facility and does not have plans to host competition
tournaments for the relocation at 325 Commerce Street.
The 325 Commerce Street Suite 110 lease space will allow training at scheduled peak times 87 students using the 4
competitive team training of maximum 20 students each and 2 areas for private and mini class training up to 7 athletes at any
one time.
Other 325 Building Tenant is Expression Home Gallery –minimal parking used. Their standard business hours are:
Monday to Friday 9:00am –6:00pm / Saturday 10:00am –4:00pm / Sunday -Closed
