As a property owner who has been on Commerce Street for over 10 years, I have some concerns that I feel should be addressed and studied further before a go ahead should happen with this specific SUP. Since Champion Cheerleading moved out of or building last week and into a space across the street, it has created some stacking problems on Commerce Street. I intend to see if I can run over tonight and get some sample video to show before tonights meeting. With the specific layout of the space they chose, cars drive up Commerce Street from Southlake Blvd, and make a left handed turn into their lot. They do not have enough parking for all their clients so they are asking parents to drop off. When the parent circles around and comes out to leave on Commerce there is already a line of cars waiting to turn left, making it tough for them to get out and causing gridlock. Additionally,we allow street parking on that side of the street so the exiting cars are slower to leave since they can not see around the parked cars. Add to it the parents parking in our lot and running kids across the street,we have more chaos.Allowing another high traffic cheerleading school directly next door to the one that is there,will aggravate the problem. Further, most after school programs operate on the hour. That means that there are 87 kids (per business)getting dropped of at peak time,while at exactly the same time another 87 kids are getting picked up. Now we will have 2 businesses side by side with the same needs. I feel that having them further up the street where they are now is preferable since it allows more stacking on Commerce before they all get stuck in the intersection at Southlake Blvd, because the line doesn't move fast enough. I will do my best to get out there and have measurements before tonight. With another week and some overhead aerials this would be easier to explain, so I apologize if it is confusing. We had a great business in our building for 10 years that experienced growth,that is now across the street, so that is different. We know first hand how important these programs are for our youth, and we all do try hard to work together. Inside 280 Sports we mitigate parking by pairing a heavy afternoon business with a morning business. Champion Cheerleading was by far the largest user of parking spaces in our building. It was not uncommon for them to need 125 of the 154 that we have. Please. please consider some more study before approving this location. It sounds OK on paper but there are some real dangers, if this does not get studied. Traditionally we have a bigger traffic problem on this part of Commerce Street as the sun starts to go down earlier, as well.
