EXECUTIVE
SUMMARY: Spry Surveyors,
on behalf of Vikram Capital Limited, are requesting approval of a plat revision for Lot 1R, Block 2, Watermere at Southlake Addition, being a revision of Lot 1, Block 2, Watermere at
Southlake Addition and Lot 1, Block 1, Slayton Addition being an addition to the City of Southlake, Tarrant County, Texas on approximately 3.011 acres currently addressed as 2813 and
2815 W. Southlake Blvd. SPIN # 11
REQUEST: The applicant is requesting approval of a plat revision for Lot 1R, Block 2, Watermere at Southlake Addition to create one platted commercial
lot of record from two platted lots on approximately 3.011 acres. The proposed Lot 1R must be platted as a lot of record prior to a building permit being issued for a recently approved
commercial development (ZA11-060- Watermere Medical Plaza).

There
is an existing 12-inch water line which runs adjacent to Southlake Boulevard that can serve this development.
Sewer
There is an existing 8-inch sanitary sewer line adjacent
to this property that the applicant can tap into for service.
TREE PRESERVATION: All existing trees shown to be preserved on the City Council approved Tree Conservation Plan must
be preserved and protected during all phases and construction of the development.

BY THE CITY ON 03/19/12 AND WE OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF

* The building line along the east boundary adjacent to Watermere Drive reflects
the 20’ BL that was provided on the zoning and site plan for this property. (A front yard setback is required along all street frontages, but may be reduced down to the minimum side
yard setback of the district along the side street of a corner lot, in this case, the building line could have been reduced to a min 15’ BL along the frontage of Watermere Drive but
has been reduced to a 20’ BL.)
* The Development Review Committee (DRC) has determined this pre-submittal is sufficient for formal submittal to the Planning and Zoning Commission for
the April 5, meeting if all above issues are correctly addressed. The applicant should be aware that a formal submittal for the next scheduled Planning and Zoning Commission meeting
must be received at the City by 5:00 p.m. on 03/19/12. A total of 27 revised copies of each plan folded to 6" X 9" and a single 11" X 17" reduction of each plan must be submitted. If
not received before the deadline, the item will be moved to a later P&Z agenda. If any significant changes, other than those noted above are made to the submittal, the plat could be
held up.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to
filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth
(across from the old red courthouse). There is a service charge of $10 per account for this certificate. For more information contact the Assessor/Collector’s office at 817-884-1186.
* We
recommend this plat not be filed until the construction plans have been substantially approved. This will ensure adequate easements and finish floor elevations. Minimum finish floor
elevations may be required on the following lots pending review of construction plans.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* Original signatures and seals will be required on two blackline mylars prior to filing the plat. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact fees.
* All lighting must comply with the Lighting Ordinance No. 693, as amended.
* All
development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment Control Ordinance No. 946, as amended.
* The applicant should be aware that prior to issuance
of a building permit a Plat must be processed and filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan, and building plans, must be submitted
for approval and all required fees must be paid. This may include but not be limited to the following fees: Park Fee, Roadway Impact Fees, Water & Sewer Impact and Tap Fees, and related
Permit Fees.
