The plan shows existing tree cover to be preserved as 34.31%; required tree cover to be preserved is 70%. A variance has been requested. Setbacks/Yards: Any applicable structures abutting a local street (i.e., residential street and cul-de-sac as defined in the Thoroughfare Plan) shall provide minimum front and side yards equivalent to the front and side yards required for the single family residential property within 400,’ but not less than the front and side yards otherwise required in the underlying zoning district. SF-1A Zoning District front yard setback is 40 feet; the site plan shows a front yard setback of 30 feet. A variance has been requested. A minimum 5 foot sidewalk is required along Cherry Lane per Subdivision Ordinance 483, as amended.
