($10) Dollars and other good and valuable consideration in hand paid by Grantee herein,
the receipt and sufficiency of which is hereby acknowledged and confessed, have granted,
sold and conveyed, and by these presents do grant, sell and convey to the City of
Southlake, Grantee herein, of Tarrant County, Texas a permanent and perpetual easement
for the purpose of installing. repairing, maintaining, altering, replacing, relocating, and
operating utilities in, into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to-wit:
Being a permanent utility easement and 20' temporary construction easement, described
as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description together with the right
of ingress and egress as necessary for such purposes.
TO I-lAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee,
its successors and assigns forever; and We do hereby certifY that We are the owners oìthe
property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereof.

Field Notes
Being a 1.397 acre tract of land in the 1. N. Gibson Survey, Abstract No. 591, City of
Southlake, Tarrant County, Texas and being a varying width strip ofland, over, through, and
across a tract conveyed to Weskrra TimaITon, L.P. as recorded in Volume 12612, Page
1956 of the Deed Records of Tarrant County Texas, (D.R.T.C.T.) and being more
particularly described as follows:
Being a strip of land being south of and contiguous and continuous with the north property
line of said Timarron tract, said north property line also being the north line of the 1. N.
Gibson Survey, Abstract 591, said strip being 40.50 feet wide for a distance of 1,435.86 feet
from the east property line of said tract to a point which is 16.88 feet from the north property
line of said Timarron tract, thence continuing 16.88 feet south of and contiguous and
continuous with the north property line of said Timarron tract in a westerly direction, for a
distance of 160.12 feet, containing 1.397 acre or 60,849 square feet of land.
