DRAINAGE EASEMENT

COUNTY OF DENTON
KNOW ALL MEN BY THESE PRESENTS:
That I, Fred Paul Elliott, for and in consideration of the sum of Ten ($10) Dollars and other
good and valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of
which is hereby acknowledged and confessed, have granted, sold and conveyed, and by these
presents do grant, sell and convey to the CITY OF SOUTHLAKE, Grantee herein, of Denton
County, Texas a permanent and perpetual drainage easement for the purpose of constructing and
maintaining said drainage improvements upon, over, across and under that land in Denton
County, Texas described as follows, to-wit:
Being a permanent drainage easement described as follows:
See Exhibit "A" for graphic depiction;
See Exhibit "B" for metes and bounds description;
together with the right of ingress and egress as necessary for such purposes.
Such permanent easements shall include the right to enter for purposes of maintaining the
drainage improvements upon such property, but Grantee shall replace any fences, improvements,
or other fixtures upon said property without cost to Grantor, or current owner thereof, and shall
restore the property, the subject of the pennanent easement, as nearly as possible to its condition
prior to entry thereon.
TO HAVE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and I do hereby certify that I am the owner of the property described herein and
bind myself, my heirs and assigns, to warrant and to forever defend all and singular the premises
unto the said Grantee, its successors and assigns, against every person whomsoever lawfully
claiming or to claim same or any thereof.

Being a tract of land in the WILSON MEDLIN SURVEY, A-1588, Denton County
Texas and being a portion of the tract recorded in deed in Volume 477, Page
302 Deed Records Denton County, Texas and being more particularly described
as follows:
BEGINNING at a set 1/2" iron rod being in the east line of the said Wilson
Medlin Survey being by deed call South a distance of 1320 feet and South
260,00 feet from northeast corner of said Survey;
THENCE South a distance of 328.47 feet, along the west line of a 51.95 acre
tract as recorded on Volume 595, Page 340 Deed Records Denton County,
Texas and said survey line, to a found1/2" iron rod for a corner at the northeast
corner of a 4.75 acre tract of land recorded in Volume 1576, Page 446;
THENCE N 890 59' 57" W ,a distance of 30.00 feet to a point for a corner;
