PROJECT: Site Plan for L’Occitane En Provence EXECUTIVE
SUMMARY: Michael Bucci, on behalf of L’Occitane En Provence, is requesting approval of a
Site Plan for L’Occitane En Provence on property described as Lot 1, Block
3R1, Southlake Town Square, an addition to the City of Southlake, Tarrant
County, Texas and located at 1428 Civic Place (also addressed by Tarrant
Appraisal District as 1400 Civic Place and the lease space is addressed as
1428 Civic Place), Southlake, Texas. Current Zoning: "DT" Downtown District.
SPIN Neighborhood # 8.
DETAILS: The store is located on Civic Place in Southlake Town Square, generally
between the Tyler’s and Pottery Barn and north of Town Hall.
The applicant is seeking site plan approval for the golden yellow color
(matching their corporate colors) of the recently installed front façade door. The
transom window over the front door will remain as the current brown color. The
applicant has noted that the interior window within the breezeway will be yellow.
VARIANCE: A variance to Ordinance No. 480, Section 33.21, as it pertains to Building Color
Standards for a Non-Residential Building is requested.
The item was tabled at the June 19, 2018 City Council meeting as the applicant
was not in attendance.

to allow a revision to the facade with a white brick veneer, not painted,
with the change of the existing door to a wooden door.
April 3, 2018; City Council approved a site plan for J. McLaughlin to
allow modifications to the front façade with new exterior paint, to add
interior wood “X” trim to the front transom windows, to install front
exterior wall sconces, to remove the raised EFIS panel trim above the
front awning to accommodate the proposed sign, and to add exterior

Variance Approval Criteria:
City Council may grant variances to regulations set forth in Sections
33.21.a and 33.21.b. To receive a variance, the applicant must
demonstrate one of the following:
(a) A variance will reduce the impact of the project on surrounding
residential properties; or
(b) Compliance with this ordinance would impair the architectural design
or creativity of the project; or
(c) A variance is necessary to assure compatibility with surrounding
developed properties; or
(d) The proposed construction is an addition to an existing project that
does not meet the requirements of this ordinance.
