Item 6A Narrative and S-P-1 Regulations May 30, 2018 City of Southlake Site Plan ZA17-082 807 E. Southlake Blvd. Offices Southlake, Texas Project Narrative The three Office Buildings proposed to be built will be used as Medical Office Suites. These Buildings will be generally operated during regular business office hours. The Owner plans to build these buildings, one at a time, once City approval is released. These Buildings will be wood framed structures with masonry veneer on poured in-place concrete foundations. Roofing shall be 40 year composition shingle and screened single- ply “flat” roofs for roof top mounting of A/C units. Additional aspects of this proposed project: 1. No fencing or screening of adjacent properties is required due to the existence of a street on the north and south property lines, existing offices on the west property line and vacant future office property on the east property line. The shared drive with the east property is developed and based upon the east bordering property being planned as future office development. 2. This property shall not be platted into separate lots for each building. It shall remain as one lot with three buildings. The proposed zoning is S-P-1 with O-1. This project shall follow all O-1 regulations except as follows: 1. The maximum impervious coverage shall be 68%. 2. The south bufferyard shall be allowed as proposed. The following variance is requested: 3. Spacing of entry drive ‘D’ to the future drive to the west along Zena Rucker Road shall be approximately 128 feet centerline to centerline.
