Item #4 - 2300 E SH 114 Narrative and Exhibits       July  22,  2018     City  of  Southlake   Dennis  Killough   Deputy  Director  of  Planning  and  Development  Services       Regarding:      Request  to  meet  with  Corridor  Planning  Committee     on  August  2,  2018       Proposed  Project:      Restaurant,  Retail  and  Office  development  at  the  Northeast   Corner  of  the  intersection  of  Highway  114  service  road  and   Kimball  Blvd.     Site  Description:  Approximately  4+  acres  by  combining  three  current  tracts  of   property:       • Tract  1:    1.409  acres  currently  accessed  off  of  Kimball.       • Tract  2:    2.135  acres,  Lot  2,  Block  1  of  the  Emery  Addition   which  borders  on  the  Highway  114  service  road.       • Tract  3:    Portion  of  1.420  acres  currently  accessed  off  of   Shady  Lane.       (See  attached  aerials)     Project  This  would  be  a  Class-­‐A  development  that  includes  retail,  office,   Description:  and  restaurant  space  in  the  following  specs:     • Restaurant  1:  Approximately  8,000  sq.  ft.  stand-­‐alone   building  developed  with  high-­‐end  finishes  to  cater  to   upscale  dining  concepts.     • Restaurant  2:  Approximately  2000  sq.  ft.  stand-­‐alone   building  with  drive-­‐thru  for  a  coffee  shop  or  another   concept  that  aligns  itself  with  this  development.     • Retail  /  Office:  Two  story  development  that  includes  a   12,000  sq.  ft.  floor  for  retail  and  a  7500  sq.  ft.  second  story   for  office.       Currently  an  old  metal  building  and  vacant  home  sits  on  this  site   which  is  next  to  the  Shell  gas  station  on  the  corner  on  the  west   and  an  older  strip  retail  center  on  the  east  side.     The  proposed  site  is  a  highly  desirable  location  for  businesses  and   the  City  of  Southlake.  It  would  greatly  enhance  the  arrival  image   of  Southlake  from  the  east  as  you  enter  Southlake  from   Grapevine.     The  shops,  restaurants,  and  office  space  will  bring  entertainment,   dining  and  jobs  to  the  City,  providing  Southlake,  along  with   Grapevine  residents,  more  unique  options  conducive  to  their   lifestyle.         We  look  forward  to  meeting  with  the  Corridor  Committee  and  discussing  this  project  in   more  detail.         Terrill  Chamathil   469-­‐879-­‐3627
