That we, Gerald Don Whigham and Joan Whiqham , GRANTORS herein, for and
in consideration of the sum of Ten ($10.00) Dollars and other good and valuable
consideration in hand paid by the CITY OF SOUTH LAKE, home rule municipal
corporation of the County of Tarrant, State of Texas, GRANTEE herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, do hereby grant, sell and
convey unto the said GRANTEE a permanent and perpetual easement for the purpose of
installing, repairing, maintaining, altering, replacing, relocating, rebuilding, removing,
and operating water facilities in, into, upon, over, across, under and through all that
land in Tarrant County, Texas described in:
Exhibit "A" and Exhibit "B"atlached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR'S heirs,
representatives, successors and assigns shall at no time erect, place or construct, or
cause to be erected, placed or constructed in, into, upon, over, across or under any
easements granted herein any temporary or permanent structures, and it is further
agreed that GRANTEE shall have the right to excavate and fill upon said permanent
easement and to remove from said permanent easement, any fences, buildings or other
obstructions as may now be found upon said permanent easement.
It is further intended that the Permanent Water Line Easement herein granted to
the GRANTEE shall run with the land and forever be a right in and to the land belonging
to GRANTORS, and GRANTORS successors and assigns, and said grant is expressly
excepted from any right of reversion of said premises under any prior deeds in
GRANTORS chain of title. The Permanent Water Line Easement, rights and privi1eges
granted therein are exclusive, and GRANTORS covenants that it will not convey any
other easement or conflicting rights within the area covered by the grant to any other
person.

LEGAL DESCRIPTION
PERMANENT WATERLINE EASEMENT
BEING a 20.5 foot wide strip of land located in the R, F. ALLEN SURVEY,
Abstract No. 29, Keller, Tarrant County, Texas, and crossing the Tract of
land conveyed to Serey S. Teng by the deed recorded in Volume 14646, Page
327 of the Deed Records of Tarrant County, Texas. Said 20.5 foot wide
strip of land being more particularly d~scribed by metes and bounds, as
follows:
BEGINNING at a point in the South boundary line of said Teng Tract,
located N 88035' 05" E 20.01 feet, from the Southwest corner of
said Teng Tract;
THENCE NORTHEASTERLY 376.08 feet, along a line 20 feet East of
and parallel to the West boundary line of said Teng Tract, and the
East right-of-way line of U.S. Highway No. 377, with a curve to the
right having a radius of 3,739.83 feet, a central angle of 05° 45'
42'1, and a chord bearing N 000 09' 15" E 375.92 feet, to a point
in the North boundary line of said Teng Tract;
THENCE N 89° 28' 37" E 20.57 feet, along the North boundary line
of said Teng Tract, to a point;
THENCE SOUTHWESTERLY 375.77 feet, along a line 40 feet East of
and parallel to the West boundary line of said Teng Tract, and the
East right-of-way line of ,a"foresaid U.S. Highway No. 377, with a
curve to the left having a radius of 3,7i9.30 feet, a central angle
of 05° 471 16", and a chord bearing S 00° 09' 37" W 375.61 feet,
to a point in the South boundary line of said Teng Tract;
