Narrative Case # ZA18-0009:
The current and new structure is used by employees and guest only, and is for private use. It is for
company employees and guest for sitting and visiting.
Accent Builders Inc on behalf of Isis Papyrus America is requesting approval for the removal and
reconstruction of the Pergola located at 301 Bank Street, Southlake. The purposed Pergola
reconstruction will be the same size and in the same identical location as the existing structure. The new
structure / plan will be 535 square feet and will be built out of cedar and treated lumber. Our
construction details are listed in the drawing however below is a brief scope of materials.
Our plans, submittal and construction process does not and will not disturb any landscaping or other
structures during the removal and construction process. All trees, shrubs and landscaping will remain as
is and not be disturbed. All proposed work will not encroach upon or change any of the property's
previously approved site plan details. All conditions and elements will remain in tack as approved by city
so that Isis Papyrus America can maintain its previously approved entitlements for the property.
Please note: we are also requesting a variance regarding the exposed columns of the structure. The
current structure as well our proposed structure would like to use the pier beam in lieu of masonry.
However, section 43, Corridor Overlay Zone standards of zoning Ordinance No. 480 - Architectural
Standards states that exposed columns requires they be constructed of, or clad in, the same masonry
material as the principle structure. We are requesting a variance to receive permission to use cedar
post without masonry.
We will install 6- 8" x 8" pressure treated post in concrete 3' below grade for parameter (piers) and 5- 6"
x 6" pressure treated post in concrete 3' below grade for girder support (piers), install 2-2" x 8" pressure
treated rim joist at parameter, 2-2" x 6" pressure treated joist hangers to rim joist, and use 5/4" x 6"
pressure treated deck flooring. We will used 8" x8" cedar post, 4" x 12" cedar beams with a saddle
notch, 2" x 8" cedar joist and 2" x 2" cedar roof joists all constructed on 16" center. We will seal and
stain once completed.
