FORUM SUMMARY:
Property Situation: - An applicant is proposing an approximately 18,000 square foot medical
office building on approximately 1.21 acres located at 1480 Corporate Circle
Development Details:
Site plan for a two story 18,000 sf medical office building (9,000 sf first floor and
9,000 sf second floor).
Building located at the south end of the lot away from the residential properties
located to the north.
Contemporary architectural style with 32 ft. high parapet dominant and a 38 ft.
high entry/ accent feature.
80% masonry (brick and stone) with meatal accents for fascia and awnings.
Drainage easement to the north adjacent to the residential property.
Doctor is a pediatric dentist and orthodontist.
The applicant is pursuing additional parking with shared parking agreement with
the adjacent property owner, Trinity Presbyterian Church.
Applicant showed a drone video of the property.

Questions and Concerns:
1. Where is the property located?

2. Where is the church located on the aerial?
The property is located southeast of the proposed site.
3. Are you changing the zoning on the property?
No, the property is already zoned “C-3” Commercial.
4. Have you approached the neighbors regarding this development? Any concerns from
the neighbors regarding a two story building?
That’s why we are here (to present the proposal).
Concern with intruding on the adjacent neighbor to the west
Concern with 120 parking spaces (150 sf/space) requirement for the building and the number of
parking spaces shown.
Owner of the adjacent property to the west is concerned with overflow parking on his
property- does not want shared parking. Owner does not want construction traffic on his
parking lot and driveway. No access on his property as there is not a cross accessibility
(only hammerhead was constructed for fire trucks.
Owner has not received a notice on this property.
The applicant has not made a submittal to the city on the property. City will send
out notices after formal application.
