Item 6 - Narrative and S-P-1 Regulations April 30, 2018 Mr. Dennis Killough Department of Planning & Development Services City of Southlake 1400 Main Street, Suite 310 Southlake, TX 76092 Re: Site Plan Submittal – Lots 13 and 3R, Block 6, Southridge Lakes Phase C-1 Dear Dennis: Giggles N’ Grins Pediatric Dentistry and Schroeder Orthodontics have plans to develop a 1.333 acre site located at 1480 Corporate Circle. The project is planned to consist of a 19,350 square foot medical care facility. The proposed development is to include all of Lot 13 (1.209 acres) and 0.124 acres of Lot 3R, Block 6, Southridge Lakes Phase C-1 Addition. Lot 13 is currently zoned as C3 and Lot 3R is zoned CS. The developer’s intent is to purchase the 0.124 acres of property from the adjacent Church site (Lot 3R) and rezone the 1.333 acre development to SP-1 with O-1 Base. Then replat into proposed Lot 13R. The developer’s intent is to construct a parking lot containing 73 parking spaces on the adjacent Lot 3R as necessary to meet the parking requirements for the proposed medical office building. A shared parking agreement will be drafted and executed between both parties for parking lot on Lot 3R. The following S-P-1 items are modifications requested to the base O-1 zoning for this development:  Subject to Council approval, the colors of the proposed building shall be permitted as shown on the submitted building elevations.  No bufferyard is required along the south property line abutting the existing shared access driveway. A variance letter is also being submitted for this development in regards to the required stacking distance per Driveway Ordinance No. 634.
