Property Situation: An applicant is proposing an approximately 4,056 square foot office
building on approximately .58 acres located at 420 N. Kimball Avenue
Development Details:
Site plan for a single story 4,056 sf office building
Building located west of Kimball Avenue on 0.58 acre vacant lot
Current zoning is SP2 – C2
Building will consist of stone and brick veneer
There is a 10ft landscape buffer on Kimball Avenue
No existing trees on site; all trees in the landscape plan are proposed
Applicant will promote consistency between both office building developments

Drainage is significant on the property; therefore, it will be important for the applicant to
format landscaping and build retaining walls correctly.
o Applicant responded that the development will have planting / landscaping near
the back of the property, but no retaining wall.
