D217144635 of the Deed Records of Tarrant County, Texas (D.R.T.C.T.), and being more particularly described by metes and bounds
as follows; (Bearings and distances are based on the State Plane Coordinate System, Texas North Central Zone (4202) North American
Datum of 1983 (NAD 83)(US Foot) with a combined scale factor of 1.00012):
BEGINNING at a 1/2 inch rebar found for the Northwest corner of Lot 14, Block 4 of The Second Installment Diamond Circle
Estates, an addition to the City of Southlake, Tarrant County, Texas, according to the Plat thereof recorded in Volume 388-181, Page
69, P.R.T.C.T., same being the Northeast corner of said Lot 15R, and lying on the South line of Lot 4, Block 4 of First Installment
Diamond Circle Estates, an addition to the City of Southlake, Tarrant County, Texas, according to the Plat thereof recorded in Volume
388-177, Page 7, P.R.T.C.T.;
THENCE South 04 Degrees 29 Minutes 28 Seconds West, departing the South line of said Lot 4, with the West line of said Lot 14 and
with the East line of said Lot 15R, a distance of 264.49 feet to a point for the Southwest corner of said Lot 14, same being the
Southeast corner of said Lot 15R, and lying on the North right-of-way line of Emerald Boulevard (50 foot right-of-way) and being the
beginning of a non-tangent curve to the right, having a central angle of 20 Degrees 24 Minutes 23 Seconds, a radius of 1090.86 feet
and a chord bearing and distance of North 75 Degrees 18 Minutes 24 Seconds West, 386.47 feet, from which a 1/2 inch rebar bears
North 34 Degrees 10 Minutes 32 Seconds East, a distance of 0.6 feet;
THENCE, in a northwesterly direction, with the North right-of-way line of said Emerald Boulevard, and along said non-tangent curve
to the right, an arc length of 388.52 feet to a point for the Southwest corner of said Lot 15R, same being the Southeast corner of Lot 17,
Block 4 of said second-referenced The Second Installment Diamond Circle Estates, from which a 1/2 inch rebar with a cap stamped
"ASC" bears South 18 Degrees 43 Minutes 48 Seconds East, a distance of 0.8 feet;
THENCE North 24 Degrees 53 Minutes 51 Seconds East, departing the North right-of-way line of said Emerald Boulevard, with the
East line of said Lot 17 and with the West line of said Lot 15R, a distance of 232.14 feet to a point for the Northeast corner of said Lot
17, same being the Northwest corner of said Lot 15R, and lying on the South line of Lot 2, Block 4 of said First Installment Diamond
Circle Estates, from which a 1/2 inch rebar with a cap stamped "ASC" bears South 05 Degrees 30 Minutes 42 Seconds East, a distance
of 1.1 feet;
THENCE South 81 Degrees 23 Minutes 43 Seconds East, with the South line of said Lot 2, with the South line of Lot 3, Block 4 of
said First Installment Diamond Circle Estates, and with the South line of said Lot 4, a distance of 300.19 feet to the POINT OF
BEGINNING and containing 88,197 square feet or 2.025 acres of land, more or less.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That I, Frank A. Stockton, being the owner, do hereby adopt this plat designating the hereinabove described property as LOTS 15R1
AND 15R2, BLOCK 4, THE SECOND INSTALLMENT DIAMOND CIRCLE ESTATES, an addition to the City of Southlake,
Tarrant County, Texas, and we do hereby dedicate the rights of way and easements shown thereon to the public's use unless otherwise
noted. This plat does not alter or remove existing deed restrictions or covenants, if any, on the property. There are no liens against this
